Senior Property Manager – Condominiums, Social & Non-Profit Housing

The Role
We’re looking for a dynamic, licensed Property Manager to oversee a portfolio of condominium corporations, rental properties, and non-profit housing communities. You’ll serve as the key liaison between Boards of Directors, residents, owners, and contractors, ensuring properties are well-maintained, financially sound, and in full legislative compliance.

What You’ll Do
Condominium Management
• Execute delegated powers of the Board in accordance with the Condominium Act, 1998
• Advise Boards on governance, operational, and legislative compliance
• Conduct regular property inspections and manage maintenance issues
• Attend Board and Annual General Meetings (virtually or in person)
• Issue purchase orders within CMRAO licensing limits
• Prepare budgets, monitor expenses, and review variance reports
• Assist with insurance claims and risk management
Rental & Non-Profit Housing Management
• Calculate Rent-Geared-to-Income (RGI) subsidies per municipal guidelines
• Enforce lease terms and support eviction processes (e.g., N4s, LTB hearings)
• Minimize vacancy loss and support tenant onboarding
• Liaise with regional housing authorities and legal counsel as required
• Manage tenant issues and ensure ongoing property standards
General Responsibilities
• Supervise on-site staff, maintenance teams, and contractors
• Implement preventive maintenance and emergency response protocols
• Prepare and review status certificates
• Draft correspondence, newsletters, and board communications
• Lead policy discussions and by-law recommendations
• Make investment recommendations and assist in fund management

What We’re Looking For
• CMRAO General License (Required)
• RCM designation (or working toward it – Required)
• 3–5 years of property management experience
• Strong knowledge of relevant legislation: Condominium Act, RTA, HSA, AODA
• Proficient in Microsoft Office (Word, Excel, Outlook)
• Excellent communication and client service skills
• Ability to work independently and in a team
• Strong time management and conflict resolution abilities
• Own vehicle and valid driver’s license required
• Availability for on-call emergency rotation (24/7)
