About the role
Caivan Communities is seeking a driven and entrepreneurial Development Manager to join our growing GTA Division. With a significant land pipeline and rapid expansion planned across the region, this is an exciting opportunity to help shape the future of residential communities in Ontario.
You will play a key role in leading the day-to-day execution of low-rise and high-density projects from acquisition through approvals and into construction. This role offers high visibility, broad scope, and excellent long-term growth potential within an experienced and ambitious development team.
RESPONSIBILITIES:
- Lead day-to-day execution of development projects from acquisition and concept planning to approvals, sales readiness, and condo registration.
- Manage direct reports, consultants and coordinate with internal teams and consultants to meet project milestones.
- Manage planning approvals for stacked townhouse and condo sites.
- Act as the primary point of contact with Joint Venture partners to support low-rise planning submissions.
- Optimize site plans, unit mix, and project design for profitability and market alignment.
- Prepare and analyze schedules and budgets. Perform cost-benefit analysis to support financial targets.
- Support business planning and project phasing decisions.
- Stay current on policies, trends, and technologies influencing development.
SKILLS & KNOWLEDGE:
- 5–8 years’ experience in real estate development (low-rise and high-density preferred).
- Degree in Business, Real Estate, Engineering, Urban Planning, Architecture, or related field.
- Strong understanding of municipal approvals, zoning, and regulatory frameworks.
- Ability to read and critique site plans and technical drawings.
- Experience building proformas, managing budgets, and conducting financial analysis.
- Excellent project management, communication, and stakeholder coordination skills.
- Highly organized and driven towards action, excellence and achieving results
