Job Overview
As a Senior Property Accountant, you will be responsible for overseeing the financial operations of a portfolio of residential and commercial properties, while also providing mentorship and support to junior members of the accounting team. This role requires strong analytical skills, attention to detail, and the ability to communicate financial information clearly across departments.
Key Responsibilities
General Property Accounting:
- Financial Reporting: Prepare and review monthly, quarterly, and annual financial statements, including income statements, balance sheets, and cash flow statements. Ensure accuracy and compliance with accounting principles and regulatory requirements.
- Budgeting and Forecasting: Lead or support the development and monitoring of property budgets and forecasts. Work closely with property management teams to provide financial insight and align spending with corporate goals.
- General Ledger Maintenance: Maintain and review general ledger accounts for assigned properties. Ensure accuracy through reconciliations and preparation of journal entries. Provide guidance to junior accountants on proper ledger maintenance practices.
- Financial Analysis: Analyze financial performance and provide variance explanations, identifying trends and offering recommendations to enhance financial outcomes.
- Compliance and Audit Support: Assist with external audit engagements, ensuring all financial records meet regulatory standards. Help prepare required documentation and mentor junior staff on audit best practices.
- Communication and Collaboration: Act as a key liaison between the accounting department and internal stakeholders, ensuring accurate, timely, and clear communication of financial information.
- Process Improvement: Proactively identify and implement enhancements to accounting systems and processes, promoting efficiency and accuracy across the team.
Commercial Property Accounting:
- Expense Management: Review and ensure proper coding of property expenses, including invoices for utilities, repairs, and maintenance.
- Common Area Maintenance (CAM) Reconciliations: Prepare and review annual CAM reconciliations, ensuring accuracy and timely distribution to tenants.
- Lease Administration: Review lease terms to ensure correct rent billing, recoveries, and lease compliance. Support junior team members with lease interpretation when needed.
- Accounts Payable and Receivable: Oversee AP/AR processes, ensuring the timely processing of invoices, tenant rent collections, and vendor payments.
- Cash Management: Monitor property cash flows, perform bank reconciliations, and ensure sufficient funding for operational needs and owner distributions.
- Team Support and Mentorship: Serve as a resource and mentor to Property Accountants, supporting their learning and development. Review their work as needed and help troubleshoot complex issues.
- Other Duties: Perform other related accounting tasks or projects as assigned.
Skills and Qualifications
· Bachelor’s degree in accounting, Finance, or a related field.
· CPA (Chartered Professional Accountant) or equivalent certification is preferred.
· 3-5 years as a Property Accountant or in a similar role.
· Strong knowledge of accounting principles, practices, and regulations (GAAP).
· Proficiency in accounting software (e.g. Yardi) and advanced Excel skills.
· Excellent analytical skills with the ability to interpret financial data and identify trends and patterns.
· Detail-oriented mindset with a high degree of accuracy and thoroughness in work.
· Strong organizational and time management skills, with the ability to prioritize tasks and meet deadlines.
· Effective communication and interpersonal skills, with the ability to collaborate with cross-functional teams and build relationships with stakeholders.
· Ability to work independently and collaboratively in a team-oriented environment.
Job Type: Full-time
Pay: $75,000.00-$85,000.00 per year
