About the role
Primary Duties & Responsibilities:
- Responsible for the completion of all maintenance service requests as assigned
- Coordinate special projects as directed by the Community Manager
- Assist in monitoring all work being performed by outside contractors
- Responsible for 24-hour emergency maintenance service as scheduled
- Must be able to drive a truck with a dump trailer
- Carry pager/cell phone as required for on-call maintenance
- Perform minor building, HVAC, plumbing, electrical and painting repairs as necessary
- Implement preventative maintenance measures
- Maintain inventory of repair equipment and supplies
- Complete grounds work as directed by Community Manager which may include picking up trash, sweeping curb and dumpster areas and maintaining landscaping beds and other areas
- Responsible for alerting the Community Manager of any unusual occurrence and/or damage that have taken place or that may occur
- Maintain a professional courteous manner with all residents, vendors, contractors, and fellow employees
- Assure safety standards are used which comply with all company, local, City, State and Federal guidelines
- Follow established company policies and those outlined in the Employee Handbook
Education & Experience:
- High school diploma/GED required.
- Physically capable of lifting 50 pounds unassisted.
- Must have valid driver’s license and provide driver’s abstract
- Knowledge of modular home maintenance an asset
- Able to work in confined spaces (under units for winterization and plumbing issues)
- Experienced in operating a variety of equipment, including snow blowers, lawn mowers, and small hand tools.
- EPA certification required.
- Effective written and oral communication skills.
- Ability to prioritize with effective time management and organizational skills.
- Strongly demonstrates the ability to multi-task in a fast-paced environment while maintaining a high level of accuracy and attention to detail.
- Adaptable and resourceful self-starter with a positive, can-do attitude.
