Skills/Abilities

  • Advanced problem-solving skills and adept at troubleshooting automated building systems including Access Controls, IT integration, Security and Communications

  • Advanced ability to apply critical thinking skills, troubleshoot technical challenges, collect & analyze data and draw valid conclusions

  • Intermediate verbal, written and communication skills and the ability to deal with employees, customers and stakeholders in a courteous businesslike manner

  • Intermediate skills in MS Office

  • Demonstrated mechanical aptitude including proficiency in the use of tools and equipment associated with building repairs and maintenance activities

  • Intermediate ability to work from verbal and written instructions; accurately understand and explain civil, electrical and mechanical drawings, technical manuals, specifications and reports

  • Ability to prepare project plans for construction and large equipment replacement.

  • Ability to foster strong business relationships with employees, customers, authorities, and other stakeholders

  • Ability to provide strong leadership to motivate and direct work to ensure consistency with the objectives of the organization

Knowledge/Education

  • Post-secondary diploma in building science, construction technology, mechanical/electrical engineering, HVAC trades certification or equivalent
  • Intermediate knowledge of Ontario Electrical Safety Code, Electrical Utility Safety Rules, Ontario Building Code, Municipal bylaws and other codes and standards related to Enova’s buildings and properties
  • Advanced knowledge of all major building systems (HVAC, mechanical, electrical, lighting control, fire protection, security, and video cameras) and thorough understanding of the integration of those systems
  • Advanced knowledge of Building Automation Systems, including programming and maintenance
  • Intermediate knowledge of the contents and administration of the collective agreement
  • Intermediate knowledge of Occupational Health and Safety requirements as it relates to individual, organizational and operational requirements
  • Basic knowledge of the Employment Standards Act

Experience

  • 6 - 8 years’ experience in the management of building systems preferred
  • 3 - 5 years’ experience in a supervisory role preferred
  • Valid Class “DZ” Driver’s Licence preferred

Major (Primary) Responsibilities

  • Provision of Expert Advice: Counsel and advice the Director Corporate Services to resolve day to day issues as well as manage, monitor and report on performance standards.
  • Budgeting: Develop annual capital expenditures and/or maintenance budgets and ensure that the program operates within the approved budget.
  • Performance Management: Manage resources and the performance of the team through sound leadership and the development of the team. Prepare and deliver performance reviews for direct reports. Participate and recommend candidates in the recruitment and selection process. Coach and direct staff on expectations and deliverables.
  • Management: Ensure the daily work assignments are completed efficiently and according to work standards. Often required to respond to concerns and complaints from employees. Review work and reports for accuracy and ensure timely resolution of issues. Some requirement to work after normal business hours and on weekends responding to planned work and emergencies. Coordinate planning, organization and scheduling of work. Ensure that staff has the appropriate tools, materials and equipment to perform assignments. Perform or support recruiting, and training employees; rewarding and disciplining employees. Recognize and seek continuous improvement, professional knowledge and skills relevant to the position and the department to maintain a skilled and motivated
  • Technical: Develop programs and maintain Building Automation System for optimal performance of equipment and energy efficiency including zone temperature control, equipment operating schedules, system override, monitoring sensors, checking efficiencies, monitoring trend logs and tuning feedback loops. Program and maintain security camera system, lighting control system, building access control system and phone system. Prepare and maintain accurate records of building equipment, systems and maintenance activities.
  • Management of Contractors: Schedule, coordinate and monitor external contractors when required to work at Enova’s properties.
  • Management of Tendering: Support the Tendering and Request for Proposal process. Provide advice on proposals to pursue.
  • Planning: Collaborate with stakeholders to review planned scope of work and secure quotations. Participate in the Request for Proposal process involving large equipment or system replacement according to the purchasing policy.
  • Labour Relations: Ensure that the Collective Agreement is administered in a fair and reasonable manner and promote a positive culture for union/management relations. Ensure labour relations matters are dealt with expediently and in a fair and consistent manner. Resolve grievances as they arise. Ensure compliance with policies and legislative requirements.
  • Service: Support internal stakeholders impacted by Enova facilities including stations and properties. Collaborate to ensure work areas are maintained and in good condition.
  • Safety: Provide leadership for Occupational Health & Safety activities for the organization to effectively promote a culture of health, safety and sustainability. Participate in safety meetings. Author and/or review incident reports and ensure corrective actions are executed.
