About The Role Key responsibilities will include underwriting potential acquisition and development opportunities; conducting operator/client credit analysis; reviewing and analyzing business plans, management teams, budgets, and financial statements at both the company-wide and individual property or portfolio levels; participating in monthly and quarterly meetings with operators; leading annual budgeting and ongoing monitoring of real estate portfolios, and visiting communities. The role will involve significant client interaction, so strong interpersonal skills are essential. The Investment Team is at the forefront of the business’s growth and is responsible for all new investments, from initial valuation and deal structuring through detailed due diligence and closing, including seniors housing and age-restricted multifamily projects, among others.
Key Responsibilities

Investments and Financing:

Lead and perform underwriting potential acquisition and development opportunities including comprehensive property/portfolio-level financial analysis and return metrics
-
Participate in transaction negotiations, contributing ideas and observations
-
Participate during due diligence in all stages and components (financial, physical, legal and regulatory, tax etc.); identify relevant findings and escalate in a prompt manner

Participate in executing property/portfolio level financing strategies on acquisitions and/or re-financing post-closing

Collaborate with other team members to optimize and refine pro forma models and templates

Transaction Management:
-
Manage workstreams and coordinating among internal and external stakeholder throughout transaction and closing processes
-
Lead in drafting Investment Committee memos; field questions on IC meetings as needed
-
Participate in legal documentation and provide analytical support as needed
-
Participate in strategic discussions on the corporate level and provide analytical support as needed

Asset and Portfolio Management:
-
Manage the monthly, quarterly, and annual asset management processes for assigned portfolios with minimal oversight
-
Perform robust analysis on operating performance, derive and execute strategic plans
-
Establishes relationships with peers at assigned operators/investments. Utilizes those relationships to effectively deliver on asset management requirements.

Discern and escalate certain tactical and all key relationship issues on a timely manner

TRAVEL Some out-of-area and overnight travel may be expected.
Minimum Requirements
- Bachelor’s degree in related field required.
- A minimum of 4 years relevant work experience in direct real estate or healthcare investing, including principal investing, fund management, investment banking / investment sales, or lending.
- Intermediate understanding of real estate investment fundamentals including different investment structures – JVs, leases, loans.
- Proficiency in real estate modeling including valuations, returns, and waterfall distributions.
- French language skills are a plus but not required.
