Maintenance Service Manager

As the leader of the Maintenance Service team, the manager is primarily responsible for overseeing the maintenance of the building, systems and surrounding property, to all applicable legislation and the standards of United Active Living Inc. The manager will ensure prompt, courteous, and high-quality services are provided to achieve a well maintained, clean, safe and healthy environment for community residents, families, visitors, and staff.

Responsibilities (includes but not limited to):

Building Maintenance

o Oversees daily general maintenance and repair of the building, equipment, and grounds.

o Coordinates and implements facility maintenance programs, performing routine preventative and regular general maintenance on the building, equipment and systems, including contractor oversight for outsourced maintenance and repairs.

o Ensure that suites are renovated in time for new occupancy and move-ins.

o Maintains a supply inventory for Maintenance to ensure proper resident service levels and budgetary consideration. Receive incoming supplies, check packing slips for accuracy of delivered items; stock items in the appropriate storage rooms; maintain adequate supply levels by ordering product as needed under an approved Purchase Order.

Employee and Community Relations

o General supervision of maintenance employees, including orientation and training new maintenance employees, scheduling, payroll and time off requests and participate in annual performance reviews.

o Working closely and collaboratively with the housekeeping team to ensure all residents needs are met and the building’s cleanliness and safety standards are maintained.

o Plans and delegates work assignments assuring efficient scheduling and division of workload.

o Promotes and facilitates collaborative problem solving with staff.

Quality Assurance

o Comply with company policies and procedures at all times and ensure building standards and efficiencies are maintained.

o Adheres to privacy legislation requirements.

o Interacts with residents, staff, family and visitors in a courteous and diplomatic manner under all circumstances.

Chairs our community’s Health and Safety Committee and champions continuous improvement in workplace safety and environmental practices.

Other duties as required

Physical Requirements

  • Must be able to walk up to 0.6 km at a time.
  • Must be able to lift up to 50 lbs. independently.
  • Must be able to crouch, reach and bend.
  • Must be able to climb ladders safely.

Qualifications

  • Power Engineering Class 4 and/or a diploma in building operations or business preferred.
  • Three to five years experience in facility maintenance, preferably in seniors housing.
  • Must possess strong leadership, organizational, time management and interpersonal skills.
  • Excellent verbal and written communication skills in the English language.
  • Ability to perform physical tasks, including lifting, bending and moving items and equipment, in a fast-paced environment with multiple tasks and deadlines.
  • Must have strong computer skills.
