Job Posting: Senior Commercial Property Manager
Location: Toronto, GTA
Employment Type: Full-Time – Monday to Friday, 8:30 a.m. – 5:00 p.m.
Position Overview
The Senior Commercial Property Manager position involves managing multiple commercial real estate properties across the GTA, focusing on overseeing the day-to-day property operations, including tenant relations, maintenance, repair, and security.
Key Responsibilities
The successful candidate would be responsible for tasks including but not limited to the following:
- Property Maintenance: Developing and executing maintenance plans, generating work orders directed to vendors or maintenance staff and overseeing property upkeep.
- Tenant Relations: Handling tenant complaints, managing tenant issues, and ensuring tenant satisfaction.
- Financial Management: Managing budgets, tracking expenses, approving invoices, and assisting in the collection of payment.
- Compliance: Ensuring compliance with leases and regulations, (including fire safety and building codes)..
- Lease Management: Working together with the Leasing Manager to assist with administering leases and ensuring compliance with lease terms.
- Vendor Management: Managing vendors, including contractors and maintenance providers and . obtaining estimates/bids for maintenance/repairs at the property, coordinate and schedule appointments, on-site & off-site meetings and detailed verification of all invoice amounts and information.
- Reporting and Communication: Preparing memos/reports on properties, including for the property management team and management, communicating with tenants, and responding to tenant inquiries and .assist with the resolution of vendor/tenant issues.
Specific Tasks Include:
- Inspecting properties and tenant spaces for compliance with leases and property upkeep.
- Conducting move-ins and move-outs for new and existing tenants.
- Handling emergency situations, such as property damage or repairs.
- Supervising contractors and maintenance staff for services and repairs.
- Updating and maintaining property condition reports.
- Ensuring properties are clean and well-maintained.
Qualifications
Required Skills & Experience:
- Strong organizational and communication skills.
- Experience with commercial real estate property management.
- Familiarity with lease agreements.
- Ability to manage multiple tasks and prioritize deadlines.
- Excellent interpersonal and customer service skills.
Preferred:
- Minimum 3 years of experience in an commercial property management role
- Experience in the construction industry is an asset
Education & Certification:
- Possession of any of the following designations—Certified Property Manager (CPM), Certified Manager of Commercial Properties (CMCP), or Accredited Commercial Manager (ACoM)—is considered a strong asset
Compensation & Benefits:
- Competitive salary ranging from $90,000 to $130,000 (based on experience)
