The Senior Analyst, Asset Management’s primary goals are to enhance and create further property value through all aspects within the retail portfolio. Reporting into the AVP, Retail Asset Management, the Senior Analyst will primarily be responsible for evaluating market trends and property specific information to develop strategies and financial models for each asset and region, which includes working with our leasing, operations, transactions, and development departments to execute on these strategies.
Key Responsibilities:
Financial Performance & Reporting***:***
- Working closing with the AVP, Asset Management to optimize the financial performance of the portfolio and analyze and gain insights on portfolio performance and risk factors.
- Assist with all quarter end reporting, including recommendations for provisions, market trends, and lease deals completed in the quarter with rent spread analysis.
- Assist the AVP with the annual property budget and reforecast information required for reporting.
- Review and communicate regional, monthly, and quarterly NOI results to ensure accuracy and gain insights on portfolio performance, risk factors.
- Creation, enhancement, and management of various internal reporting & analytics, often in cooperation and collaboration with other departments.
- Review LLW, TI, and commissions payments to ensure we are tracking to budget.
- Assist with financial analysis and/or covenant review for lease transactions of any type (new lease, renewals, surrender arrangements, lease buyouts, rent deferrals/abatements and terminations)
Asset Strategy:
- Assist with implementation of asset plans for designated region and achieve financial objectives for Choice’s income property portfolio.
- Provide economic and financial analytics for major new and renewal tenant leases to support negotiations, contemplated development, and capital enhancement projects.
- Support other real estate and alternative asset portfolio related duties as assigned.
JV Partners:
- Assist with standardizing formal operational reporting for JV partners, including but not limited to monthly revenue, AR reports, capital requests, budgets, and forecasts.
- Review lease activity, including data processing for approval workflow.
Qualifications:
- 3-5 years of relevant experience in Asset Management;
- Strong understanding of property valuation and cash flows process & principles;
- Superior attention to detail;
- Ability to utilize critical thinking, analytical and decision-making skills in a fast-paced environment;
- Experience building relationships with internal and external stakeholders (tenants, brokers, etc.);
- Excellent organizational, time management and interpersonal skills;
- Experience with Argus Enterprise is considered an asset.
