Avana is hiring a Maintenance Technician for our Edmonton portfolio. The successful applicant will be a professional, self-reliant, trustworthy, and efficient individual who has endurance, the ability to follow instructions, a commitment to safety, is responsible for our on-site manual labour tasks and supports the operations of Avana’s property portfolio. You will be responsible for a variety of maintenance work on our properties, from interior repairs and upkeep to exterior site maintenance and minor landscaping needs, where needed.
On a day-to-day basis, the Maintenance Technician will report directly to the Edmonton Team Lead, this position will also work directly with the Property Managers to ensure a seamless resident experience.
Key Responsibilities:
- Have a basic understanding and willingness to learn how to maintain thermostats, plumbing, electrical, and HRV/mechanical issues.
- Effectively manage all requests for maintenance as assigned.
- Support all maintenance needs throughout all Avana’s owned property assets.
- Report any emergency and escalated maintenance concerns to the affected Maintenance Technicians and Property Managers.
- Work alongside the Property Managers and Maintenance Technicians to complete move-out walkthroughs to determine suite turnaround, timeline and costs.
- Ensure contractors arrive as per scheduled timelines and complete their previously discussed and approved scope of work.
- Tighten, replace, and/or install various items, including lights, light bulbs, doorknobs, closet shelving, appliances, doors/locks, flooring, faucets, etc.
- Recode battery-operated and electronic-entry keypad deadbolts.
- Execute minor plumbing, electrical, heating/cooling maintenance, and repairs.
- Perform basic maintenance on kitchen appliances, washers, and dryers.
- Drywall patching, minor and major interior painting, trim removal/replacement, and caulking.
- Test smoke detectors and keypad deadbolts, change batteries, and/or replace smoke detectors and deadbolts as needed.
- Assist in performing and documenting semi-annual suite inspections for all assigned properties.
- De-ice and remove snow on properties' sidewalks as needed.
- Overall site cleanliness, site management, and landscaping maintenance, including but not limited to weed control, seasonal sprinkler blowouts, exterior waterline checks, etc.
- Enforce and follow site safety rules to minimize work-related accidents and injuries.
- Perform after-hours maintenance coverage, participating in an on-call rotation among maintenance team members to ensure someone is always available to handle emergency service requests outside of normal business hours as needed.
- Follow company procedures for entering and leaving Avana properties to ensure privacy, confidentiality, and security.
- Complete any other tasks assigned by the Edmonton Team Lead or the Team Lead, Asset Management and Maintenance.
- Attend and represent Avana at various community events and functions.
Skills and Technical Requirements
- Two to three (2-3) years of maintenance, renovation, construction, or related experience.
- Two to three (2-3) years of finish drywall and paint experience preferred.
- Class 5 Driver’s License with a clean driver’s abstract.
- Proficient in 70% of the following skills:
- Electrical: Troubleshooting basic circuits and installation of light fixtures and switches.
- Plumbing: Basic plumbing installation, toilets, sinks, and faucets. Clear blocked toilets with a hand auger, if needed.
- Flooring: Replace LVP flooring and realign flooring that has moved.
- Painting/Finishing: Finishing suites to a high standard and able to complete a full painting with minimal supervision.
- Drywall: Finish drywall patches and prepare for painting.
- Doors/Windows: Program digital locks as well as replace window/door parts, locks, and hardware.
- Experience in repairing appliances is considered an asset.
- Experience in basic boiler/heating maintenance and the ability to troubleshoot residential furnaces are considered assets.
- Must be legally eligible to work in Canada (i.e. Permanent Resident status or Canadian Citizenship).
Compensation Package:
- Benefits: Dental and medical benefits package. 80% of the cost is covered by Avana. Option for the employee to purchase disability and life insurance.
- Pension: The Pension Plan will commence in your second year of employment. 2% of salary matched in year two, 3% of salary matched in year three, 4% of salary matched in year 4 and 5% of salary matched in year 5.
- Vacation Entitlement: 20 business days per year. Must be accumulated prior to taking them.
- Annual Bonus: Opportunity to earn up to 10% of salary as an annual bonus.
- Parental Leave: Once an employee has worked a full year (12 months) at Avana, they are eligible for four (4) months of salary top-up to $15,000, with ongoing benefits based on the terms stated above. Pension matching will not apply for the duration of the period of leave. If an employee provides their resignation within 24 months of the paternal leave return date, the total amount of the salary top-up will be repaid to Avana.
- Probation Period: The probation period is 90 days from the start date.
- Criminal Record Checks are required for all Avana employees prior to being hired. This is to be obtained at your expense and will not be reimbursed by the Employer.
