Triovest is seeking a client-focused and a strategic Director, Development in Toronto to lead a diverse portfolio of high-profile real estate projects across Canada. This leadership role is responsible for delivering exceptional service to clients by guiding the full life cycle of development—from feasibility and business case analysis through to execution and delivery. The successful candidate will bring deep expertise in large scale industrial developments and/or mixed-use projects with a proven ability to manage complex, large-scale projects typically ranging from ~$5M to $500M+. While the primary focus will be on significant ground-up development, the Director will also support high-value strategic initiatives such as entitlements, rezoning, or servicing.
This role will also support organizational growth by maintaining strong client relationships, generating leads, and positioning our capabilities with both existing and potential clients.
KEY RESPONSIBILITIES
- Lead and oversee a portfolio of large-scale development projects, including industrial, commercial, and mixed-use assets, as well as select smaller-scale strategic assignments.
- Act as the single point of contact for clients, ensuring a high level of responsiveness, transparency, and value-add insight throughout the project life cycle.
- Conduct business case evaluations, feasibility studies, due diligence and financial modeling to support investment recommendations, client decision-making, and internal approvals.
- Contribute to business development efforts by crafting proposals, attending pitch meetings, participating in RFP processes, and maintaining strong visibility in the market.
- Build and maintain excellent working relationships with clients, consultants, industry partners, and municipal authorities to ensure timely, high-quality project delivery.
- Collaborate across internal teams—including construction, leasing, asset management, operations, and legal—to align project strategies with both client outcomes and Triovest’s platform capabilities.
- Negotiate and manage third-party service provider agreements, including architects, engineers, and contractors, ensuring accountability for quality, schedule, and budget performance.
- Lead entitlement and municipal approval processes, including site plan approvals, zoning changes, permits, and servicing agreements, advocating effectively on behalf of clients.
- Monitor and manage development budgets, proformas, and cash flow forecasts, while identifying cost efficiencies and reducing risk exposure.
- Report on project performance through regular financial updates, milestone tracking, and stakeholder briefings.
- Accelerate development timelines where possible to optimize delivery and improve client return on investment.
QUALIFICATIONS & ATTRIBUTES
- A university degree in Real Estate Development, Urban Planning, Engineering, Project Management, Construction Management, or a related field. Professional designations such as CFA, CPA, PMP, or P.Eng are considered strong assets.
- 10–15 years of progressive real estate development experience, ideally with a focus on large-scale industrial or mixed-use projects.
- Demonstrated experience completing business case evaluations and feasibility studies to support major real estate decisions.
- A proven ability to develop and maintain strong client relationships, serve as a trusted advisor, and contribute to business development through proposals and external engagement.
- Solid understanding of municipal approval processes, entitlement strategies, and servicing agreements.
- Highly effective negotiation, project management, and leadership skills.
- Financial modeling and investment analysis capabilities, with expertise in Excel, Yardi, and other underwriting tools is an asset.
- Collaborative, solutions-oriented, and comfortable working across diverse internal and external stakeholder groups.
- Strong written and verbal communication skills, with the ability to present to executives, boards, and institutional clients.
