BACKGROUND

CMLC was incorporated in 2007 as a wholly owned subsidiary of the City of Calgary to implement and execute the Rivers District Community Revitalization Plan — a public infrastructure program approved by the City of Calgary and the Province of Alberta to kick-start Calgary’s urban renewal and unlock the tremendous value of several hundreds of acres at the river’s edge.

Since then, CMLC has invested over $400 million into the delivery of the East Village master plan, which envisions a mixed-use, high-density urban community that will be home to 11,500 residents. To date, CMLC has laid the foundation for East Village’s future and attracted nearly $3 billion in planned, private investment. New public spaces, roads, sidewalks, parks and community gardens have been completed, and more than 4,000 residents have moved into the community over the past few years.

 

In 2018, CMLC completed the master plan for east Victoria Park, which imagines a 20-year vision for Calgary’s Culture + Entertainment District—a vibrant, high-density, mixed-use community that draws on the spirit of entertainment that resides in its DNA, as well as its natural surroundings.  Since that time, CMLC has led the delivery of more than $650M in city-building projects and infrastructure improvements including the newly expanded BMO Centre expansion, the 17 th

Avenue Extension and Stampede Station rebuild and will soon initiate a range of district infrastructure projects as part of the future Scotia Place event centre. In 2024, CMLC will initiate construction on the $660M transformation of Arts Commons and Olympic Plaza as part of the City of Calgary’s broader downtown revitalization.

Background and General Scope of Position:

Reporting to the CFO & VP, Corporate Services, the Financial Analyst will play a key part in delivering accurate financial insight and support corporate decision-making through forecasting, modeling, and reporting. The successful candidate will work with a wide range of strategic and operational initiatives, including special projects and process improvement efforts.

The successful candidate will bring a blend of technical expertise and business acumen, with the ability to interpret complex financial data and communicate it clearly to stakeholders across the organization.

The Financial Analyst is proactive with a passion for continuous improvement. They thrive in a fast-paced, team-oriented environment. The successful candidate possesses excellent interpersonal skills and is comfortable working cross-functionally to support high-impact initiatives. This person has a strong foundation in financial analysis, and data visualization which enables them to provide accurate and insightful recommendations that drive value across the organization.

Key Accountabilities / Deliverables:

  • Lead financial forecasting, identifying trends and risks to inform planning, support with budgeting, and variance analysis.
  • Build and maintain financial models to support long-term planning, investment analysis, and business cases.
  • Design, develop, and maintain interactive dashboards and visualizations to communicate financial data to stakeholders.
  • Assist in ad hoc analysis and special projects, providing timely and actionable insights.
  • Collaborate with cross-functional teams to produce financial proformas for upcoming projects.
  • Support the implementation of initiatives that increase control awareness and financial accountability across the organization.
  • Assist in the preparation of financial reports and presentations for internal and external stakeholders.

  • Advanced Analytical Skills : Ability to gather, interpret, and synthesize large volumes of data into clear, actionable insights.
  • Adaptability : Flexible and resilient in response to changing priorities or emerging needs within the organization.
  • Financial Modeling Expertise : Skilled in developing dynamic financial models to support investment analysis, forecasting, and scenario planning.
  • Forecasting : Strong experience in developing and maintaining financial forecasts, with an understanding of key business drivers.
  • Data Visualization & Dashboarding : Proficiency in creating compelling dashboards using tools such as Power BI or Tableau to communicate trends and metrics effectively.
  • Attention to Detail : Highly organized with a commitment to accuracy in financial reporting and analysis.
  • Collaboration & Communication : Proven ability to work effectively within a team and communicate complex financial concepts to non-financial audiences.
  • Problem-Solving : Resourceful and proactive in identifying issues, proposing solutions, and driving continuous improvement.

Desired Education

Bachelor’s degree in Finance, Accounting, Economics, or a related field. CPA, CFA, or progress toward a professional designation is an asset.

ESSENTIAL RELEVANT EXPERIENCE

  • 3+ years of relevant experience in a financial analyst or similar role.
  • Experience in the Development Industry preferred.
  • Advanced proficiency in  Microsoft Excel , with experience in financial modeling.
  • Experience with  dashboard and BI tools  (e.g., Power BI, Tableau) is strongly preferred.
  • Strong analytical and problem-solving skills with the ability to manage multiple priorities.
  • Excellent written and verbal communication skills; ability to explain financial concepts to non-financial audiences.

WHAT WE DO Over the past decade, CMLC has rebuilt East Village from the ground up. Through public infrastructure improvements, strategic placemaking and enthusiastic programming, we have breathed new life into downtown Calgary’s east end.

With East Village standing proudly as a testament to our talents in visioning, redevelopment, placemaking, programming and relationship-building, we’ve extended our efforts into the further reaches of the Rivers District. We have now turned our attention to creating a vision for east Victoria Park through the Rivers District Master Plan.
