KEY RESPONSIBILITIES
Operations
Collaborates closely with Regional Manager, National Facilities Manager and Capital Projects Team to enhance and build efficiency in property maintenance; project identification and execution.
- Oversee and coordinate the Maintenance teams with general and specialized maintenance, in a timely manner, under the direction of the Regional Manager and National Facilities Manager
- Maintenance items completed by the Maintenance teams could include appliance repairs, plumbing repairs, basic electrical, carpentry, painting and special projects
- Ensure the Maintenance team takes initiative to correct deficiencies
- Inspect grounds, facilities, and equipment to determine if repairs or preventative maintenance is required and to ensure properties are maintained to Hazelview’ standards
- Obtain, review and approve quotes from contractors for repairs & maintenance and creates Purchase orders for larger building maintenance components
- Seek and develop new/existing relationships with local trades to be added to Hazelview’s approved vendor list.
- Ensure maintenance team monitors contractor’s work progress
- Work with the Capital & Development teams, to oversee the progress of capital projects in the Region by contributing to efforts that ensure the project timelines and other deliverables are being met
- Communicate with the Capital Team and National Facilities Manager of any matters which may warrant further investigation.
- Assist National Facilities Manager with national projects as required
- Ensure Maintenance team maintains the cleanliness and organization of all electrical, mechanical and work areas; as well as supply and storage areas
- Perform all facets of the job in accordance with the legislation applicable to the jurisdiction, including: Health and Safety standards, WHMIS, AODA, PIPEDA and Human Rights
- Comply with health & safety procedures ensuring the use of required safety equipment and identifying unsafe practices and conditions while maintaining a clean and safe working environment
- Management of completion and compliance of various forms and checklists for such items as boiler room checks, snow logs, and generators as well as Fire orders, TSSA orders and City orders
- Safely use, train on and maintain tools of the job
- Maintain regular and timely documentation of maintenance activities
- First respond to after-hours emergencies
- All other duties within the scope of the job, as requested by management.
Leadership & Management
- Support and train Team Members on routine maintenance repairs, including plumbing, electrical, carpentry and general maintenance and any other maintenance activities required for completing service requests, as well as customer service
- Lead and manage the Yardi Maintenance Workflow system and ensure all team members understand and use the system daily
- Responsible for the day to day management, assigning/scheduling/directing daily maintenance work orders to the Maintenance Teams that are beyond the skill set of Building Manager’s or live in Maintenance Associates, and managing performance
Customer Service / Resident Relations
- Ensure a superior level of co-operation, service and support is provided to residents, thereby ensuring that Hazelview is a “Best in Class” landlord of choice
- Ensure building standards are maintained to a high level and regional maintenance team is performing duties in a professional manner
Financial and Budgets
- Participate in the development of the Repairs & Maintenance section of the annual property and Capital Maintenance budgets
- Ensure Payscan is managed and maintained in a thorough, complete & detailed manner and on a timely basis, meeting all Finance Department deadlines
JOB REQUIREMENTS
Education & Experience
- Completion of High School or general education degree (GED)
- 10+ years of maintenance or related experience
- Must have a valid driver's license and vehicle
- Flexibility to work on-call should emergencies happen after hours
- Proficient with use of basic handheld and electrical tools
- Knowledge of plumbing, electrical, drywall, carpentry, painting, mechanical and HVAC systems etc.
- Certification/license from one of the trade professions would be a definite asset
- Management experience – overseeing a Team
- Exposure to the multi-residential or other related industry asset class would be considered an asset
- Computer savvy with a technical competence
- Experience working with budgets and tracking expenses is a plus
- WHMIS certified would be an asset
