About the role
THE POSITION
Reporting to the VP of Property Management, the successful candidate will fill the full-time position of Junior Property Manager based out of our downtown Vancouver office. This position will be responsible for assisting with the overall operation and financial management of a growing portfolio of commercial properties in the Lower Mainland. Your responsibilities will include the following:
· Developing strong interpersonal relationships with our property owner clients, tenants, and service contractors;
· Managing the day to day operations and maintenance of your assigned properties;
· Overseeing all property administrative functions and delivering sound financial management of your properties, including timely rent collections;
· Review of monthly rent rolls, and issuing demand/default notices in accordance with the lease agreements
· Tendering and awarding of competitive service contracts and overseeing regular preventative maintenance;
· Working with building operations team to address tenant service requests and building maintenance to maintain our service excellence standards;
· Assisting with the preparation of annual operating expense and capital budgets;
· Assisting in the preparation of monthly and quarterly property investment reports to owners;
· Organizing tenant improvement and building capital projects;
· Coordinating tenant move-in and move-outs;
· Managing tenant retention programs;
· Working with Tenant Services to maintaining tenant records including insurance COIs and emergency contact information; and
· Assisting leasing department with tracking of lease expiry reports and preparation and distribution of lease documentation.
SUCCESSFUL QUALITIES
- A dedicated “customer first” attitude and/or related experience in the service industry.
- A friendly, approachable and pleasant demeanour.
- Excellent written and oral communication skills including the ability to interact effectively with tenants, team members and service providers.
- You are a self-starter and have the ability to work both independently and in a collaborative team oriented environment.
- Exceptional organizational skills, ability to multi-task, and meet deadlines.
- A coachable disposition and willingness to make mistakes, learn, and grow.
- A passion for change and innovation to assist us in making our processes and services more efficient.
- Strong financial and accounting background and ability to comprehend property income statements, variance reports, balance sheets, and cash flow statements.
- You are a people person and know how to manage conflict resolution and difficult situations with poise.
BASIC QUALIFICATIONS
- Current RECBC Rental Property Management license or must complete the required course and exam within the first year of employment. Company will reimburse tuition upon successful completion.
- High school graduation and a College diploma in a related field.
- Two (2) years of experience in the property management industry as a senior property administrator, assistant property manager or junior property manager combined with a passion for commercial real estate and eagerness to learn.
- Proficiency in Microsoft Office applications and other property management software such as Yardi, MRI Angus, and Keyscan.
- General knowledge of property management practices and commercial leases.
