The Opportunity : The Director, Office Leasing is a highly motivated individual reporting to the Vice President, Leasing and will be responsible for a portfolio of approximately 3M square feet for a third party managed client. The successful candidate will work collaboratively with the property management and listing teams, along with the client’s asset management team. This role will work closely with the Vice President, Leasing to ensure that client objectives are met, issues are identified, and coordinated actions plans are presented to the client and implemented across the portfolio.

What You Will Do

  • Negotiation of new and renewal leases for a specific office portfolio in downtown Toronto and managing the leasing transaction process.
  • Develop and implement all leasing activities for the portfolio of properties in accordance with approved budgets and asset plans, working closely with the client team.
  • Preparation and execution of marketing plans to effectively position various assets in order to achieve leasing objectives.
  • Have in depth knowledge of the downtown office market including recent market transactions, prospective tenants in the market, space availability, absorption, leasing trends, competitive product and development pipelines, etc.
  • Develop and maintain strong relationships with the brokerage community and participate in broker events.
  • Establish and maintain relationships with key tenant representatives ensuring contact on an ongoing basis.
  • Possess strong negotiation skills, prepare and present lease documentation to prospective and existing tenants maximizing asset value, and ideally exceed business plan targets.
  • Ability to run financial analysis for leasing transactions, NER’s, understand and perform cash flow analysis, termination penalties, etc.
  • Strong understanding of lease documentation, directing associated teams during the deal process which will include drafting Offers/Proposals to Lease and negotiating Leases and related documents.
  • Maintain strong relationships with the client regarding all strategic issues including relevant leasing decisions, budget processes and recommending strategy.
  • Complete the annual budgets for assigned portfolio working with property management on recommendations for required leasing capital plans and quarterly reporting/monthly reporting with asset management and third party clients
  • Coordinate the leasing effort with senior property operations and accounting teams at BGO.
  • Embrace and pro-actively support BGO’s culture, ESG and DEI Initiatives.
  • Proactively enhance BGO’s image and brand externally through industry events and functions.
  • Provide other duties as required.

Who You Are

  • Experience – 7-10 years’ of office leasing experience in the downtown Toronto market and a comprehensive understanding of the commercial leasing process;
  • Education – University degree and valid real estate license with RECO;
  • Relationship Skills – Must possess exceptional communication and interpersonal relationship skills, a customer service first attitude, and ability to build strong relationships with multiple stakeholders;
  • Organizational/Multi-Task Skills – Must be a self-starter with high degree of initiative, agility, creativity and flexibility. Strong attention to detail and problem-solving is required
  • Computer Skills – Advanced skills and experience in financial analysis as it relates to leasing transactions, along with proficiency in Excel, Word, VTS, Powerpoint.
  • Presentation Skills – Ability to deliver strong presentations, tours, and communicate well in meetings and in groups.
  • Police Clearance – A criminal verification check is required for employment.
