Regular Full-Time
(35 hours per week; Wednesday through Sunday schedule)
Salary Range: $49,831 - $62,244 per annum
The Art Gallery of Ontario (AGO) is currently seeking a Building Operator 2 to join our Plant Operations & Building Infrastructure team. This is a “hands on” role maintaining stable environmental conditions throughout the Gallery for the preservation and safe storage of the collection.
Under the direction of the Manager, Plant Operations**,** the incumbent will troubleshoot building related problems including, but not limited to electrical, architectural plumbing, life safety, elevator, Chiller Plant, Boiler Plant and respective auxiliary equipment throughout the building including exterior. They will ensure that all Plant equipment is operating at peak performance and be responsible for follow-up on various assigned scheduled, unscheduled, tenant &/or demand work order requests & client needs to ensure optimum client satisfaction. They will be responsible for escorting, monitoring and/or assisting contractors & specialty trades; promote, encourage & support departmental initiatives to optimize efficiency, effectiveness & productivity; and promote, encourage & demonstrate safe working practices.

What is this position responsible for?
- Ensure that building equipment is operating at peak performance. Achieved through knowledge and understanding of various building systems including, but not limited to: lighting, building automation, life safety, water treatment, heating, cooling, refrigeration & CMMS.
- Perform routine tasks & duties ie: (including, but not limited to) Replacing fan belts, replacing filters, repairing toilets, urinals, faucets, cleaning strainers, equipment inspections, adding salt to softeners, painting, cleaning, contractor escorts, assisting Building Operators as required.
- Utilizes CMMS, BAS, GE, and other database utilities to complete assigned tasks.
- Collaboration:

- Demonstrates strong customer service focus: building relationships & collaborating with internal & external contractors/clients as required.
- Works with outside contractors & trades for various building systems.
- Uses appropriate interpersonal skills to interact with co-workers, contractors & clients.
- Process Improvement:
-
- Participate in the performance management process to identify areas for improvement. Ensures that all assigned objectives are documented and approved.
- Supports colleagues by identifying and recommending cost saving and/or energy reduction opportunities.
- Relates well to building occupants in all organizational directions. Recognizes problems and takes appropriate corrective action; consulting with appropriate individuals as required. Fosters trust and builds relationships between individuals and groups.
- Conducts required water treatment analysis & chemical additions as required. Participates on the emergency response team and actively participates in all emergency situations.
- Reviews departmental supplies and equipment inventory levels on a regular basis or as directed by supervisor or manager. Organize existing inventories according to workflow advantage & best practice. Ensure adequate inventory levels are maintained. Actively participates in basic plant upkeep activity such as housekeeping, cleaning & painting of walls, floors, equipment & piping.
- Investigates & resolves Fire Alarm System alarms, troubles, devices and related auxiliaries in a timely manner.
- Building Automation System – Investigate and resolve variances in environmental conditions ie: sensor calibration, replacement, adjustment. . Troubleshoot & resolve related HVAC issues.
- Performs other duties and projects as assigned.
Qualifications, Licensing, and Experience:
- Stationary Engineering License 4th Class OR BES/BOMI designation required.
- Strong Customer Service Skills
- Strong inter-departmental communication skills
- Minimum five years progressive working experience in the Facility Maintenance industry.
- Demonstrated knowledge and experience in a large commercial/industrial setting.
- Strong interpersonal and team skills.
- Strong verbal and written English communication skills
- Strong organizational & troubleshooting skills
- Working level computer skills in Microsoft Office (Word, Excel, PowerPoint and Outlook)
- Multi-tasking skills
- Goal and performance oriented skills
- Ability to work independently and make responsible and accountable decisions
- Must be able to operate vertical platform lifts on a regular basis (Training provided)
- Must be able to lift, carry and work from various ladders on a regular basis (Training provided).
