Our comprehensive services include Property Management, Leasing Services, Sales and Purchasing Services, Facility Management, Consulting and Accounting Services.

The Opportunity: The Property Manager will be responsible for managing a mixed portfolio of commercial and residential buildings. This position is requires the candidate to be licensed in Rental Property Management. The successful candidate will have strong relationship building skills and must develop a thorough knowledge of the properties managed while performing the listed duties below. Prompt responses to all communication will be expected as this is a pillar of Hunter McLeod’s operating principles.

The Timing: We have some minor flexibility on the start date but the position is available immediately.

The Responsibilities:

· Control, manage and administer the day-to-day affairs of the portfolio of properties in a responsible and responsive manner.

· Manage any property management staff related to the property management operation.

· Report monthly to the Owners of the properties on the operations and comment on the finances.

· Annually, prepare operating budgets for each property and present to the Owners .

· Ensure the full occupancy of all space in the properties, coordinate the efforts of leasing agents for vacant commercial space and coordinate the efforts of Resident Managers for residential space.

· Ensure all rents are collected in accordance with the leases or tenancy agreements.

· Ensure the properties are maintained in accordance with normal maintenance standards.

· Ensure adequate insurance coverages are in place on the properties annually.

· Review the annual property assessments for each property, appeal as necessary.

· Share the duty to carry the after-hours emergency pager and respond to after-hours emergency calls as required, on a rotating basis with the other Property Managers.

· The Employee shall promote the overall image of Hunter McLeod Realty Corp. in the community through actions in the office, at the properties and when participating in professional associations and functions.

· Answer all inquiries quickly, politely, and professionally.

· Other related duties as necessary.

The Requirements:

· 3+ years relevant rental property management experience.

· Residential Lease up experience is a bonus.

· High School Diploma or equivalent.

· A permitted driver’s license within BC, and a personal vehicle.

· Familiarity with Yardi, or ability to learn it rapidly.

· Proficient with MS Office.

· Strong English oral and written communication skills.

· Availability to work evenings and weekends when on duty with the after-hours emergency pager to meet business requirements.

· Strong problem-solving skills, able to work in a fast-paced environment.

· Personable, positive and presentable.
