Purpose of the Role:
This is an exciting opportunity to join a growing team within our Real Estate Finance Team. As a Development Accountant, you will be responsible for the accounting of multiple concurrent development projects within our real estate portfolios. Reporting to the Senior Manager, Real Estate Finance, you will provide professional and insightful support to both the Real Estate Finance Team, as well as the Development Management Team. This is an on-site role based in our Vancouver office.
Core Responsibilities:
- Prepare monthly progress draws for submission to quantity surveyors.
- Track holdbacks and holdback releases in accordance with provincial lien holdback legislation.
- Ensure development fees are properly calculated, invoiced and paid in a timely manner.
- Monitor project costs, review and explain variances.
- Maintain and reconcile monthly internal and partner proformas.
- Prepare monthly cash flow projections, including working cross functionally with various teams to provide real-time insights into changing cash flow expectations.
- Maintain the G/L, allocate job costs appropriately and pay invoices in a timely manner.
- Complete full-cycle accounting and month-end close, including bank and intercompany reconciliations for various entities.
- Maintain monthly schedules to support NAV calculations as they relate to development entities.
- Prepare and file GST returns for multiple development entities.
- Assist with preparation of working papers for annual financial statement reviews and audits.
Required Skills & Qualifications:
- Designated CPA preferred
- 2+ years of experience in property development, project, and/or cost accounting
- Familiarity with Yardi accounting software would be an asset
- Proficiency in MS Excel
- Must be legally eligible to work in Canada for any employer
Compensation & Benefits Package:
This position comes with a base salary range of $70,000 - $85,000 plus a competitive performance bonus, RRSP contribution and participation in our profit-sharing program. Base salary will be commensurate with experience, skills, and qualifications.
