JLL is currently seeking a Chief Building Operator to oversee the efficient operations and maintenance of building systems, including the day-to-day training of the operating staff. The Chief Building Operator is responsible for the supervision of the FM operations team. They will apprise the Facility Management Team of any and all conditions affecting building operations, services, and tenant comfort. The specific areas of responsibility include but are not limited to building operations, tenant services, staff supervision and development, purchasing and technical proficiency.
WHAT YOU’LL DO
- Supervises maintenance staff, monitors performance, manages personnel actions
- Directs service requests, troubleshoots equipment malfunctions, determines corrective actions
- Coordinates with client to schedule equipment downtime for maintenance
- Monitors electrical/mechanical systems, analyzes problems, implements corrective actions
- Implements change management for critical work efforts
- Understands engineering design and operations of building systems, recognizes shortcomings
- Trains staff on tools, maintenance, safety procedures; promotes professional development
- Manages construction, repair, and remodeling projects
- Oversees PM/RM of electrical, mechanical, and HVAC systems; maintains equipment inventory
- Manages budget, recommends facility improvements, handles contracted maintenance work
WHAT WE’RE LOOKING FOR
- Post-secondary education with 4+ years of facility/plant engineering and maintenance supervision experience; managerial experience required
- Certifications including: Universal CFC, HVAC, electrical, mechanical, refrigeration systems, process controls
- Knowledge of applicable practices, techniques, laws, project controls and environmental/safety regulations
- Proficient with Energy Management Systems (EMS) and Computerized Maintenance Management Systems (CMMS)
- Strong financial knowledge including analysis and interpretation of complex documents
- Excellent written/verbal communication with ability to handle sensitive issues effectively
- Organizational skills to manage multiple projects, make decisions, and meet deadlines per company policies
- Physical ability to stoop, stand, climb and lift 50+ lbs
- Microsoft Office Suite proficiency
- Responsible for setting work unit/project deadlines and achieving results
