About the Position:
The Senior Commercial Property Accountant will report to the Property Accounting Manager and will oversee all accounting functions for the assigned Commercial portfolio. They are responsible for maintenance of accounting records which general accounting, cost and budget data, in addition to the preparation of reports and analysis of the financial results. The Sr. Commercial Property Accountant will lead maintaining accounting practices to ensure accurate and reliable data necessary for business operations. The Senior Commercial Property Accountant must be able to work as an integral member of a Commercial real estate team and have a business mindset and approach in carrying out the commercial property accountant function.
Key Responsibilities:
Full-Cycle Accounting & Reporting
- Successfully complete full-cycle accounting for a portfolio of properties.
- Ensure monthly reporting package preparation for management/investors including balance sheet, income statement, bank reconciliations, variance analysis and various accounts reconciliations.
- Maintain account reconciliation working papers and continuity schedules for income statement and balance sheet.
- Coordinate the integration of new properties into the accounting workflow.
- Record routine journal entries through-out the month
- Review coding of invoices to ensure accurate posting in general ledger
Budgeting & Forecasting
- Prepare annual budgets for assigned properties in collaboration with property managers, commercial operations and budgeting team.
- Support property managers and operations team in analyzing budget variances and developing action plans to meet financial targets.
- Assist with periodic reforecasts and ensure timely updates to budget assumptions.
Lease Analysis
- Read and interpret lease agreements to identify tenant-specific obligations related to recoverable expenses.
- Manage and update commercial leases in Yardi, including set-up of new tenants and lease agreements.
Expense Allocation & CAM and Tax Reconciliation
- Calculate tenants’ proportionate share of recoverable expenses in accordance with lease terms.
- Prepare annual CAM and tax reconciliations, coordinate billing with property managers and tenants.
Audit & Compliance
- Assist with CAM Audits and co-ordinate for financial statement annual audits.
- Ensure compliance with lease terms, accounting standards, and internal policies.
- Assist with coordinating and reviewing external compliance including lenders and C
Reporting, Documentation & Accounting Support

Assist in developing, documenting and implementing effective controls and processes to ensure the integrity of financial information.

Identify and manage opportunities to improve processes, controls and reduce risks.

Job Requirements:
Education and Experience:

Accounting diploma and/or Degree in Accounting, Finance or Business Administration.

4-5 years of relevant experience in financial reporting & management of Commercial properties.
-
Accounting designation (CA, CMA, CGA, or finalist) is an asset.

Advanced computer skills (Excel, Power Point, Word) are required.
-
Systems proficiency with property management and accounting software (experience with Yardi is preferred).
Qualifications:

Strong written and verbal communication skills, with an ability to clearly express and articulate views and explanations to non-accounting team members.

A business ownership mindset and approach in accounting tasks and seeking ways to better manage the commercial accounting process.
