Property Manager (12-month fixed term) – Scarborough, Ontario
We are seeking a Property Manager (12-month fixed term) – to oversee a portfolio of multifamily residential rental buildings in the Scarborough area. The ideal candidate provides team leadership with an aim to maximize asset value while providing superior customer service and employee relations. maximize asset value while providing superior customer service and employee relations.
Responsibilities:
Operations:
- Regularly visit properties regularly to assess conditions, address tenant complaints, resolve maintenance issues, and provide direction to building staff
- Deliver exceptional customer service to residents, addressing their concerns promptly and professionally to foster long-term relationships
- Monitor maintenance work order completion
- Approve or deny rental applications
- Conduct regular inspections of in suite, vacant unit, building and grounds
- Negotiate and manage contracts with maintenance contractors
- Be available, on call, 24/7 for emergency purposes and attend sites as required
- Liaise with municipal stakeholders and emergency services for high-risk situations
Human Resources:
- Hire, develop, mentor, and manage building and administrative office staff, including of coaching, training, and managing workflow
- Advise and support staff in implementing company policies and procedures
- Maintain effective communication with all stakeholders involved in property management, including but not limited to internal (human resources, marketing, finance) and external partners
- Ensure timely preparation of reports, documents, and material for managerial activities
Finance:
- Prepare and oversee annual maintenance and capital building budgets, ensuring day-to-day budget control
- Oversee rent collection and arrears management
- Demonstrate financial literacy and acumen related to Net Operating Income (NOI) management
Who we’re looking for:
- Minimum two years proven working experience as a residential property manager
- Certified Property Manager (CPM) designation is highly valued
- In-depth knowledge of the Residential Tenancies Act (RTA)
- Good knowledge and understanding of building systems (HVAC, Fire Protection, Mechanical, Electrical)
- Experience with property management software and a strong aptitude for adopting new technologies to improve operational efficiency
- Strong people management and leadership skills
- Proficient in MS Office (Word, Excel, Teams and Outlook)
- Excellent judgment and ability to handle complex situations while maintaining composure
- Strong analytical, problem-solving, and conflict resolution skills with the ability to remain composed, tactful, and emotionally aware
- Clear and concise communication skills
- Resilience to change and a proactive approach to drive change forward
- Valid Driver’s License and own vehicle is required
