Residential Junior Property Accountant Full Job Description:

Primary Purpose

The primary purpose of the Residential Junior Property Accountant is to coordinate the full-cycle accounting of a core portfolio and to assist the Residential Senior Property Accountant in the implementation of operational processes for the residential department. With guidance from the Residential Senior Property Accountant and Property Manager(s), the Residential Junior Property Accountant acts as the first point of contact for internal accounting related inquiries for the assigned properties and assists the Residential team by providing insights through reports. The Residential Junior Property Accountant coordinates and applies the assigned properties’ accounts to ensure an accurate representation of monthly and year-to-date transactions through financial statements and other reports.

Specific Responsibilities

The responsibilities of this position will include, but not be limited to, the following:

Property Accounting:

  • Prepare month-end financial statements and management reports, including variance analysis and account reconciliations in an accurate and timely manner for the Senior Property Accountant to review
  • Input management fee billings, rent roll billings and tenant chargebacks
  • Prepare residential move-in and move-out transactions in Yardi Voyager
  • Prepare rent increase notices in accordance with BC Residential Tenancy Branch regulations
  • Prepare cash-flow and monthly distributions
  • Review accounts receivable and assist Residential Senior Property Accountant and Residential Property Manager(s) on tenant queries
  • Prepare year-end working papers and liaise with auditors
  • Assist Residential Senior Property Accountant and Residential Property Manager(s) in preparing annual property forecast and budget
  • Review and revise A/P coding to ensure accuracy
  • File and organize accounting documents of assigned properties

Operational Processes:

  • Assist the Residential Senior Property Accountant in the creation and implementation of operational and system processes for the residential division
  • Assist with the design of dashboards and report on KPIs to the Residential Property Management team
  • Analyze financial and non-financial data and provide forward-looking insights
  • Maintain historical rental information and tenant’s database to ensure accuracy and completeness

Other Responsibilities

  • Assist with special projects on Yardi Voyager and various platforms
  • Provide vacation coverage for other Property Accountants as may be required
  • Other duties and special projects as required

Qualifications

To be successful in the Junior Property Accountant position, an individual must be committed to developing, maintaining and demonstrating the following:

Education and Experience

  • Degree or diploma in a related field, with a preference for commerce or accounting-related major
  • Between 1-2 years of real estate, property management accounting experience is an asset
  • Working towards CPA designation or achieved CPA designation an asset
  • Advanced computer skills, particularly in Microsoft Office applications (Microsoft Outlook, Excel and Word)
  • Some experience with forecasting, budgeting and recoveries
  • Experience and working knowledge of Yardi Voyager or accounting software an asset

  • Ability to be detail oriented with exceptional analytical and problem-solving skills
  • Excellent communication skills, both written and verbal in the English language, other languages is an asset
  • Ability to process and analyze a high volume of financial and non-financial data
  • Positive self-starter, self-motivated, hands-on mentality with the ability to work independently and in a team environment
  • Ability to communicate effectively with internal and external stakeholders in a strong customer service mindset
  • Ability to work efficiently under pressure and maintain a calm focus
  • Ability to multitask and meet deadlines in a fast-paced work environment
  • Ability to adjust with changes including changes in business and client needs
