Reporting directly to the Supervisor of Plant Operations and Maintenance, the Building Operator maintains the hospital’s building and utility systems including the operation of building automation, fire alarm, security and nurse call systems, and could include maintaining and reporting energy management services. Ensures that all assigned preventive maintenance, repair and operational emergency service calls for the building and utility systems are responded to within prescribed time frames as determined by service agreements and customer expectations. Makes rounds in the mechanical rooms and responds to all trouble calls from various departments throughout the hospital, rectifies or isolates the problems and ensures continuity of their related operation. Also responds to Fire Alarms as part of the fire brigade.

You as a Building Operator will:

  • Maintain mechanical equipment to provide heat, power, water, ventilation, refrigeration and air conditioning systems to the hospital.
  • Provide a safe and healthy environment for patients and staff in accordance with the Operating Engineer’s Act and other applicable government regulations.
  • Control and maintains all hospital equipment designated for the above functions, including steam and hot water boilers, generators, fans, pumps, heat exchangers, compressors, convectors, etc.
  • Ensure preventative and regular maintenance as outlined by preventative maintenance work orders are issued weekly.
  • Test emergency generator systems to ensure proper electrical power supply in the event of electrical failure.
  • Grease and oil motor and fan bearings, circulating pumps, and other rotating machines.
  • Replace/change air handler filters at regular intervals per preventative maintenance schedule or as required to maintain acceptable unit output.
  • Clean fan blades, radiator, ventilation grills and change cracked or worn drive belts.
  • Replace pipe coverings, insulation, heating or cooling equipment
  • Replace, repair, and calibrate thermostats, plumbing and heating systems
  • Maintain and test hot and cold portable water systems, hot water tanks, and drainage systems, etc.
  • Read and interpret blue prints, requisitions, equipment information (installation manuals, O & M manuals, etc.) and material (material construction, data sheets, ratings, etc.).
  • Review and mark-up as-built drawings where errors in original drawings are found.
  • Perform seasonal work for equipment preparation for inspection by insurance companies, Ministry of Labour Inspectors, and Chemical Engineers.
  • Prepares Heating System.
  • Repacks valves and pumps.
  • Replaces and repairs defective parts and equipment.
  • Cleans radiators, convectors, grills, etc.
  • Performs general maintenance and set up of strainers, valves, cushion tanks, circulation pumps, coils, and all auxiliary equipment, etc.
  • Observes flow meters, system pressures, draft gauges and other instrumentation.
  • Examines water samples daily as well as perform chemical tests to determine water conditions.
  • Apply chemical treatment to maintain water condition within prescribed limits.
  • Make rounds of all mechanical rooms at least once per shift taking readings of gauges to ensure proper operation of equipment and systems, and checks that equipment and system operation is in agreement with the BAS readings.
  • Source parts and accessories as required from time to time to complete repairs.
  • Plug hand holes, manholes, and columns.
  • Blow drains and valves to be inspected to meet standards required for re-issuance of plant certificates(s).

2.0 Record Keeping & Other Duties

  • Maintains records and information pertinent to work assignment.
  • Closes preventative maintenance and demand event work orders in CMMS (Agility) after completing work assignment in a timely manner.
  • Provides written estimates on work related repairs and / or new construction projects as requested.
  • Provides technical assistance and advice as directed by the supervisor.
  • Adheres to the departments established policies, procedures, objectives, quality assurance, and safety guidelines.
  • Ensures that due diligence is exercised in the use of equipment and supplies.
  • Observes guidelines, rules and regulations of health and safety as well as infection control appropriate to the area of work.
  • Strict adherence to the lock out /tag out policy.
  • Assists in the coordination of work activities with various sub-contractors and client groups in an efficient, and complete manner.
  • Makes lay out sketches for work assignments when required.
  • Researches specifications, schematics, drawings, installation manuals, and O & M manuals in order to make repairs and adjustments as is necessary to equipment and systems.
  • Meets with sales representatives in the selection of parts, equipment, and scope of contracted services if required.
  • Perform other related duties as required and as assigned by the supervisor or manager.
  • May have to be available for a certain amount of overtime and being on-call if necessary.
  • Maintain Logs, records, and write reports as required and requested.
  • Assists with the care and maintenance of the Department’s equipment and supplies.
  • Observes health and safety rules and regulations appropriate to the area and work situation consistent with the Occupational Health and Safety Act and other legislated enactment. This includes strict adherence to the Lockout/Tag-out Policy.

Following items are duty expectations with approved training only

  • Rekey Locks and cut keys
  • Troubleshoot and minor repairs to hospital beds.
  • Troubleshoot and minor repairs to ceiling lifts.
  • Perform bed assessments and as required and test for possible bed entrapments, filing appropriate documents with findings.
  • Perform repairs or replacements on toilets, faucets and unclog drains and toilets.
  • Minor repairs to drywall that include patching and painting.
  • Install wall mounted residential equipment and furniture.
  • Inspect new electrical equipment or devices for electrical safety.
  • Obtain quotes for repairs and submit purchase requisitions for approval.

Professional Conduct:

  • Communicate with client, patients, staff, and visitors in a positive and informative manner.
  • Attend relevant continuing education training. Participate in staff development programs and in service education.
  • Be adaptive to new situations and change.
  • Be accountable for actions; accept responsibility and consequence of error.
  • Keep Supervisor/Manager informed of issues requiring further investigation and follow up.
  • Have access to restricted or confidential information such as financial information, Minutes of Meetings, etc.
  • Adhere to current EllisDon Facilities and hospital standards, policies and procedures.
  • Promote a customer focused service environment.

Education and Experience Required:

  • Ontario secondary high school diploma or equivalent.
  • Clear understanding of the English language; both written and spoken.
  • Mandatory Building Environmental Systems Operator Class 2 or Certified Building Automation/Controls Technician or industry equivalent certification with Building Automation Systems (BAS) experience.
  • Working ability in the trades of plumbing, electrical, carpentry and locksmith.
  • Minimum 3 years’ experience in the industry (hospital experience preferred) including DDC systems: troubleshooting, software operation, controls calibration, and experience with operating of the environmental, mechanical and electrical operational systems including, but not limited to, heating, air conditioning, ventilation, plumbing, chilled water, refrigeration systems, back-up power (generator) systems, electrical lighting and distribution, and water treatment.
  • Minimum 3 years H.V.A.C. experience.
  • Experience with all aspects of plumbing and HVAC equipment, as well as knowledge of fire alarm systems, water testing equipment, dietary equipment would be beneficial.

Initiative:

  • Ability to work independently with limited supervision. Employee is required to make some decisions and demonstrate sound judgment.
  • Is alert to any unusual sounds which may warn of equipment failure.
  • Must have the ability to work independently.

Impact:

  • Failure to promote a positive image of EllisDon Facilities Services (ROH) Inc. or associated companies can result in dissatisfied clients and/or a loss of future contracts/customers.
  • Errors can result in lost time and money, and damage to property.

Supervision Exercised:

  • Assigns and checks work of assisting staff.
  • Provides technical guidance to maintenance staff.
  • May provide technical guidance to engineering students.

Safety Requirements:

  • Adhere to the Occupational Health and Safety Act and other legislative requirements, as well as other company health and safety practices.
  • The use of proper PPE for the specific task at hand.
  • Identify and report all Health and Safety hazards through the appropriate channels. Take corrective action if applicable.

Physical Demands:

  • Ability to assess, assign, and carry out multiple tasks at one time.
  • Considerable lifting, walking and standing.

Equipment, Machine, or Manual Skills Required:

  • Must have good knowledge and skills in the use of power tools and testing equipment.

Working Conditions:

  • Frequent interruptions and multiple demands make it necessary for the individual to be able to function in a dynamic environment that is based on customer needs.
  • Must be able to work with emotionally and/or physically challenged clients.
  • Must be comfortable working in a team based operation where group, as well as individual performance is required.
  • Will be exposed to some personal risk when working on in-patient units. Exposure to hazards normal in a maintenance/construction environment.
