Leasing Manager (LM)

1. Position Summary and Job Magnitude

The Leasing Manager will be primarily responsible for the sales & marketing of the property, and to ensure optimal occupancy at all times. The Leasing Manager will process files/leases, manage the property, update and process tenant applications, answering questions for tenants, and other duties as assigned. The Leasing Manager must possess strong communication skills, both verbal and written, and demonstrate leadership. The Leasing Manager must have strong sales abilities, the ability to organize marketing efforts, and establish priorities consistent with company objectives.

2. Essential Functions and Basic Duties

Finance

  • Maintain and control operational revenues and expenses related to leasing
  • Ensure that all collection and control procedures are followed relating to accounts receivable
  • Ensure monthly and other requested reporting is completed accurately and on time

Sales and Marketing

  • Oversee Sales & Marketing initiatives as it relates to the property
  • Assess and develop target markets
  • Provide direction for direct marketing initiatives for maximizing tenant occupancy
  • Ensure the Property Marketing Plan and vision is up to date and fits with your current market area
  • Creation and implementation of internal sales promotions for maximizing tenant occupancy
  • Manage, maintain, and ensure success of all social media platforms hitting minimum posts and activity levels on a weekly/monthly basis

Human Resources

  • Coach and train all staff members on sales process, and leasing initiatives
  • Ensure legislated policies are followed, including Health & Safety

Tenant Life

  • Ensures that that the safety, well being, and concerns of all tenants are being met in a respectful and efficient manner
  • Ensures that all required tenant documentation is received

Miscellaneous

  • Responsible for the overall esthetic condition of the property (both interior and exterior) ensuring that

snow removal and landscaping is being properly carried out

  • Ensures that the property departments are well organized
  • Understands their legal standings in all situations
  • Ensures that all information requests and documents are dealt with immediately
  • Any other duty as assigned by a Supervisor, Director or Executive Committee member
  • Meet tight deadlines
  • Adapt to new ideas and emerging situations
  • Ability to deal with high stress situations
  • Creative problem solving
  • Strong understanding of the residential and condominium markets
  • Strong foundation in leasing and lease negotiations
  • Knowledgeable on the Residential Tenancy Act (RTA)

Health & Safety

  • Outline all Personal Protective Equipment (PPE) required for all tasks taking place at the property
  • Ensure the Personal Protective Equipment required for all subordinates’ job is readily available, in good working condition, and ensure usage is recorded
  • Conduct observer reports to ensure online training is completed by subordinates in a timely manner, and verify in-person records are documented and retained
  • Ensure hazard identification, labelling, and any additional chemical safety resources and documents are up-to-date and available for all workers

4. Qualifications

Education: Recognized College Diploma or University Degree

Skills/Abilities:

Have a proven track record in sales

Possess the ability to use the sales process in a variety of situations and through a

diverse set of mediums including social media

Strong organizational, communications, and customer service skills, both verbal

& written.

Be computer literate with experience in Microsoft applications.

Preparedness to meet the obligations of this position, including evenings and

weekends.

Strong leadership skills, ability to make on the spot decisions, and provide high

levels of service to all residents.

Experience Required: Minimum of 2 years industry experience or equivalent sales experience

5. Working Conditions

Hours per Week: Up to 44 hours per week (may need to work more as required)

Indoor/Outdoor: Indoor

Level of Interruption: High

Stress Level: Moderate

Travel Outside of Location: Minimal

Pay: $50,000.00-$70,000.00 per year
