Responsibilities
Building Superintendent – Job Requirements/ Duties List
1. Tenant Relations & Communication
- Act as primary Building Keyholder.
- Serve as the primary point of contact for all commercial tenants.
- Respond promptly to tenant inquiries, service requests, and complaints.
- Coordinate access for contractors, deliveries, and inspections as needed.
- Maintain regular communication with tenants to address ongoing concerns or upcoming maintenance.
- Assist in onboarding new tenants and explaining building policies and procedures.
2. General Maintenance Duties
- Perform regular inspections of common areas, tenant spaces (as permitted), and building systems.
- Carry out minor repairs, including plumbing, painting, electrical, HVAC (basic level), and carpentry.
- Monitor and maintain lighting (interior/exterior), door hardware, flooring, and ceilings.
- Schedule and oversee licensed contractors for specialized work (e.g., electrical, HVAC, pest control).
- Keep a maintenance log and report major issues to property management or ownership.
3. Cleaning & Janitorial Responsibilities
- Ensure daily cleaning of common areas such as lobbies, restrooms, hallways, and stairwells. Detailed cleaning schedule provided.
- Restock supplies in shared restrooms and janitorial closets.
- Perform periodic deep cleaning tasks (e.g., window washing, floor waxing).
- Remove trash and recycling from designated areas.
- Address any spills, leaks, or other immediate cleaning hazards promptly.
4. Building Operations & Safety
- Monitor security systems, access control points, and alarm systems.
- Conduct routine fire and safety equipment checks (extinguishers, alarms, exit signs).
- Schedule fire safety certification contractors as required.
- Keep a monthly fire safety inspection log.
- Ensure all building systems comply with local codes and safety regulations.
- Maintain safe and clean mechanical, electrical, and storage rooms.
- Ensure common access doors are locked at 7pm nightly
5. Seasonal and Exterior Maintenance
- Oversee snow removal, salting, and sidewalk clearing in winter.
- Maintain landscaping, exterior cleanliness, and garbage enclosures.
- Check roof, gutters, and drainage systems for blockages or damage.
6. Administrative Tasks
- Keep records of maintenance schedules, repairs, and tenant interactions.
- Submit work orders and follow up on completed tasks.
- Assist in budgeting for supplies and building improvements.
- Maintain inventory of tools, cleaning products, and replacement parts.
- Keep a detailed log of duties completed and hours worked
Job Types: Part-time, Permanent
Pay: From $35.00 per hour
Expected hours: 8 per week
