Triovest is seeking a Property Manager downtown Toronto to oversee a diverse office and mixed-use portfolio. The Property Manager will be responsible for directing the overall property management strategy for the portfolio, from operations and financial activities to managing important relationships with our clients, tenants and internal teams.
KEY RESPONSIBILITIES
- Oversee the day-to-day operations of the portfolio, ensuring property is maintained to the highest standards of service, safety, and efficiency.
- Build and maintain strong relationships with clients and tenants by addressing inquiries, resolving issues promptly, and ensuring a positive tenant experience that supports retention and satisfaction.
- Prepare, manage, and report on annual operating and capital budgets, monitor financial performance, and implement strategies to maximize NOI and control expenses.
- Select, negotiate, and supervise service contracts and vendors, ensuring work is completed on time, within budget, and in compliance with company and regulatory standards.
- Ensure all properties comply with applicable health, safety, fire, environmental, and other regulatory requirements. Proactively identify and mitigate risk.
- Provide direction to on-site and supporting staff; collaborate closely with leasing, accounting, and sustainability teams to align property goals with overall company strategy.
- Develop and deliver regular reports to property owners and internal leadership on financial performance, operational metrics, and strategic initiatives.
QUALIFICATIONS & ATTRIBUTES
- Post-secondary education in Real Estate, Business Administration, Finance, or a related field; RPA or relevant professional designation is an asset.
- A minimum of five (5) years of progressive experience in commercial property management, including direct responsibility for office and/or mixed-use assets.
- Proven experience in budgeting, financial reporting, and operational planning.
- Strong knowledge of building systems, preventative maintenance programs, and capital project oversight.
- Familiarity with relevant regulatory requirements, including building codes, health & safety, and environmental compliance.
- Proficiency in property management software (e.g., Yardi) and Microsoft Office Suite.
- Committed to delivering exceptional service to clients, tenants and internal stakeholders.
- Able to balance day-to-day operations with long-term portfolio planning and value creation.
- Clear and professional written and verbal communication skills; capable of influencing and collaborating across multiple levels.
- Skilled at managing competing priorities and deadlines while maintaining accuracy and quality.
- Takes ownership of outcomes, leads by example, and fosters a culture of performance and continuous improvement.
- Approaches challenges with a solutions mindset and maintains composure in high-pressure situations.
- Works collaboratively with leasing, accounting, and operations teams to meet shared goals and enhance overall portfolio performance.
