We are hiring a* Rental Home Specialist for our Regina* portfolio. Working collaboratively with the existing team, the successful applicants will be professional, highly organized, self-motivated, self-reliant, trustworthy, and customer service-oriented individuals who will succeed in a fast-paced progressive career. They will also enjoy working with people in a team environment and leading with excellence.
Reporting directly to the Team Lead, Rental Home Specialists, you will be responsible for showing available suites, qualifying prospective clients, and successfully negotiating leases to achieve optimal value for Avana while ensuring client satisfaction throughout every step of the customer journey.
Key Responsibilities
- These positions will work Tuesday to Saturday, 9:00 a.m. to 6:00 p.m.
- Collaborate and work effectively with the Marketing & Strategy Division on listings and campaigns to proactively promote vacant suites and campaigns for upcoming projects to prospective residents to Avana’s target audience.
- Proactively handle all incoming client inquiries from all channels promptly, deploying suite showings promptly within a schedule suitable to each prospect, executing the application process, and closing the sale.
- Proactively search out leads for prospective residents.
- Provide all potential residents with the appropriate follow-up call protocol and proactively qualify prospective residents, while matching them with suites that properly meet their needs and desires.
- Perform reference and credit checks as well as all other administrative duties related to assessing the viability of prospective resident applications.
- Document all prospect and resident interactions in Avana’s software database and maintain a daily log of calls, emails, and showings, including positive feedback and any concerns.
- Assist prospective residents with applications and ensure all information is complete and organized.
- Maintain an accurate record of KPIs for monthly reporting, including incoming client inquiries by channel, prospect-to-resident touchpoint, and drop-off statistics.
- Promote, ensure, and maintain a positive resident experience from initial contact through to possession, as well as effectively transition the relationship to the partnering Property Manager, ensuring we have exceeded their expectations.
- Request online reviews, including Facebook and Google reviews, to meet annual KPIs for feedback and customer satisfaction.
- Conduct market research on an ongoing basis.
- Attend and represent Avana at various community events and functions.
Skills & Qualifications
- Class 5 Driver’s License with a clean driver’s abstract.
- Minimum of three (3) years of leasing or sales experience is preferred.
- Possess great customer service, transparent communication, and strong sales skills.
- Preference to work in a fast-paced environment and a commitment to excellence.
- Accuracy and attention to detail, with fantastic organizational, problem-solving, and time management skills.
- Ability to exercise tact and maintain confidentiality at all times.
- Work independently with the ability to be a team player.
- Computer literacy is required, including proficiency with property management software like Yardi and Rent Cafe, as well as experience using Adobe, Microsoft Office.
- Must be legally eligible to work in Canada (i.e. Permanent Resident or Canadian Citizen).
Compensation Package:
- Benefits: Dental and medical benefits package. 80% of the cost is covered by Avana. Option for the employee to purchase disability and life insurance.
- Pension: The Pension Plan will commence in your second year of employment. 2% of salary matched in year two, 3% of salary matched in year three, 4% of salary matched in year four and 5% of salary matched in year five.
- Vacation Entitlement: 20 business days per year. Must be accumulated prior to taking them.
- Annual Bonus: Opportunity to earn up to 10% of salary as an annual bonus.
- Parental Leave: Once an employee has worked a full year (12 months) at Avana, they are eligible for four (4) months of salary top-up to $15,000, with ongoing benefits based on the terms stated above. Pension matching will not apply for the duration of the period of leave. If an employee provides resignation within 24 months of the paternal leave return date, the total amount of the salary top-up will be repaid to Avana.
- Probation Period: The probation period is 90 days from the start date.
- Criminal Record Checks are required for all Avana employees prior to being hired. This will be obtained at your expense and will not be reimbursed by the Employer.
