About the Position: The Maintenance Supervisor is responsible for the overall maintenance operations of the properties, ensuring the highest standards of building integrity, safety, cleanliness, and regulatory compliance. This role provides leadership, guidance, and direction to the maintenance team while coordinating preventative and corrective maintenance activities, managing vendor relationships, and ensuring all work is completed efficiently, professionally, safely, and cost-effectively. The Maintenance Supervisor will have a regularly scheduled work week, with participation in an on-call rotation to provide after-hours support as required. What we offer: Competitive wages Comprehensive benefit package Retirement Savings with employee match Free onsite parking Many more benefits and perks Responsibilities: Lead, manage, and hold the maintenance team accountable for daily operations, including assigning work orders, prioritizing tasks, and coordinating work locations to ensure timely completion of maintenance activities. Manage and oversee third-party service contracts, including vendor selection, performance management, contract renewals, and ongoing relationship management. Plan, coordinate, and oversee the execution of cross-building maintenance in collaboration with internal maintenance teams and external contractors (e.g., painters, electricians, and other trades). Develop and maintain long-term plans for building renovations, exterior/facade improvements, and HVAC system upgrades and coordination. Proactively assess, prepare, and maintain units to ensure readiness for occupancy, including painting, repairs, flooring replacement, and required upgrades. Perform hands-on maintenance activities as required, including unit repairs, painting, general maintenance tasks, and vacation coverage to support operational needs. Conduct regular site visits across all buildings to complete quality inspections, attend meetings, resolve issues, monitor progress, and provide maintenance reporting. Develop and oversee a preventative maintenance program for four maintenance vans. Recruit, onboard, train, and support new maintenance team members to ensure operational effectiveness and compliance with company standards. Oversee the maintenance, cleanliness, safety, and appearance of parking areas and property grounds. Provide General Managers with regular updates on maintenance issues, project status, risks, and required decisions or support. Conduct monthly, quarterly, and annual building and property inspections, identifying opportunities for improvement and ensuring ongoing facility standards. Review, interpret, and apply equipment specifications, manuals, and technical documentation to ensure all maintenance and repair activities are completed safely and in compliance with manufacturer requirements. Train staff and equipment users on the safe operation of new equipment and maintain documentation of competency and training completion. Understand, implement, and maintain emergency procedures for building systems and equipment across all locations. Facilitate weekly planning meetings with General Managers to review priorities, progress updates, upcoming activities, and action plans. Act as Safety Officer, leading the administration, implementation, monitoring, and continuous improvement of the workplace safety program, including reporting, tracking, and compliance activities. Experience, Skills, and Abilities: Previous experience in a multi-residential property management or facilities maintenance environment is preferred. Proven ability to prioritize, coordinate, and manage competing needs across multiple locations. Demonstrated ability to effectively balance and manage varying priorities, schedules, and operational requirements of multiple General Managers. Minimum of 3–5 years of supervisory experience, with demonstrated leadership and team management skills. Confident communicator who can effectively develop and communicate plans while remaining open to feedback, collaboration, and input from others. Highly organized with strong project planning, coordination, and proactive problem-solving abilities. Demonstrates a calm, steady, and professional approach, maintaining composure and sound judgment in challenging or changing situations.
