For your portfolio of properties, you will be responsible for: Property level cash management Review and authorize property-related payments, ensuring obligations are satisfied while maintaining appropriate working capital levels Calculate and prepare quarterly partner distributions in accordance with property cash availability and partnership agreements Review and approve property funding requests prepared by the IPPA team, ensuring accuracy and alignment with cash forecasting Property level forecasting, analysis and reporting Develop, update, and manage 10-year cash flow models based on approved budgets and business assumptions in excel Ensure forecasted capital expenditures, leasing costs, and operating revenue/expenses to ensure cash flow forecasts accurately reflect property performance Maintain and enhance cash flow models to accurately reflect property acquisitions, dispositions, and other portfolio changes Deliver financial and operational analysis to the Asset Management team, highlighting property performance, trends, and key metrics Present quarterly financial results, cashflow, and variance analysis to property operations and management teams Produce quarterly investor reports, providing insightful analysis and clear explanations of financial results and key variances Support special projects, process improvements, and other ad hoc analyses as required You have 2–4 years of experience in property accounting with a focus in financial analysis Bachelor’s degree in Business with a major in Accounting or Finance A CPA designation is an asset, enrollment in the CPA program is required Strong cash flow modelling and financial forecasting skills across various real estate asset classes. Strong understanding of complex real estate partnership structures to support calculation of waterfalls, hurdle rates, and preferred returns Advanced proficiency in Microsoft Excel, including Power Query; experience with Python and Power BI is considered an asset. Requirements

Candidates must have 2–4 years of experience in property accounting and a Bachelor's degree in Business, Accounting, or Finance. Proficiency in Microsoft Excel and a strong understanding of real estate partnership structures are required, with CPA enrollment preferred.
