You’ll be the Owner’s eyes and advocate on the ground, driving schedule, cost, quality, risk and accountability. From validating budgets and constructability to managing changes, resolving issues and delivering a successful handover, you’ll play a central role in turning development plans into completed, operational projects. This is an opportunity for a seasoned construction professional who combines strong technical knowledge with commercial judgment, leadership and a practical, solutions-oriented approach. Salary: Dependent on experience Shifts: Full-time, permanent Location: Canmore or Calgary Alberta, with the requirement to travel as per job needs Key Responsibilities LATE-STAGE DESIGN AND PRE-CONSTRUCTION * Participate in project planning when drawings are approximately 60% to 90% complete. * Work with the Development Manager and project team to review constructability, value engineering opportunities, anticipated costs and delivery risks. * Review General Contractor estimates and support validation of the project budget before construction. * Assist with transition planning from development and design into active construction. * Review procurement and trade award recommendations with the General Contractor. CONSTRUCTION AND PROJECT DELIVERY * Lead Owner-side project delivery from handover through construction completion. * Attend weekly meetings with the General Contractor and consultants and monitor completion of required actions. * Monitor progress against the approved construction schedule, identify variances and require recovery planning when necessary. * Monitor construction quality and hold the General Contractor and consultants accountable to the contract documents and project requirements. * Coordinate with Interior Design, Operations, Sales and other internal teams to support project delivery and readiness. * Maintain clear project records, decisions, approvals, risks and action-item follow-up with support from the Project Coordinator. COST CONTROL, FORECASTING AND CHANGE MANAGEMENT * Work closely with the General Contractor’s Project Manager on project forecasting, contingency management and cost reporting. * Review monthly progress draws for completeness, accuracy and alignment with work completed. * Review proposed changes for scope, cost, schedule impact, entitlement and supporting documentation. * Approve change orders within delegated authority limits and refer higher-value items to the Vice President of Development. * Monitor committed costs, forecast-to-complete, remaining contingency and emerging budget risks. * Provide timely financial reporting and recommendations to the Vice President of Development. RFI, SUBMITTAL, SHOP DRAWING AND DEFICIENCY OVERSIGHT * The General Contractor, when engaged as Construction Manager, is expected to lead the RFI, submittal, shop drawing, trade coordination and deficiency processes. Applicable technical items are to be submitted by the General Contractor to the Prime Consultant for review. * Monitor the General Contractor’s administration of RFIs, submittals and shop drawings and follow up on overdue or unresolved items. * Review completed consultant responses and confirm alignment with Owner requirements before final Owner sign-off. * Participate in pre-possession and turnover inspections and confirm that deficiency lists are complete. * Hold the General Contractor accountable for timely deficiency correction and close-out. Risk Management and Quality Oversight * Identify, assess, document and escalate project risks affecting cost, schedule, quality, approvals, occupancy or operations. * Review proposed mitigation and recovery measures with the responsible contractor or consultant. * Monitor compliance with project specifications, approved drawings and contractual quality requirements. * Observe and report apparent site safety concerns without assuming responsibility for the General Contractor’s means, methods, supervision, safety program or Prime Contractor obligations. * Protect the Owner’s interests through timely documentation, decision-making and accountability. Occupancy, Close-Out and Operational Readiness * Coordinate occupancy, project close-out, turnover and transition to operations or ownership. * Confirm required occupancy approvals, health inspections, operating permits and other regulatory requirements are in place. * Coordinate utility setup, account transfer and operational service requirements. * Review and approve close-out documentation, including Operations and Maintenance manuals, warranties, record drawings, commissioning records and training documentation. * Coordinate implementation and turnover of required service contracts, including landscape maintenance, snow clearing, waste removal, pool and hot tub maintenance, elevator maintenance, life-safety inspections and other building operating contracts. Condominium and For-Sale Project Transition * Work with the Sales Team, Development Manager, legal counsel, property management representatives and ownership to coordinate condominium documentation and turnover requirements. * Coordinate condominium registration requirements and Land Titles matters with the appropriate legal and professional advisors. * Assist in establishing the condominium corporation and confirm that utilities, service agreements, operating contracts, permits and inspections are in place. * Act as the Owner’s designated signing authority for the condominium corporation, when authorized by the Company, until control transfers to the elected condominium board. * Facilitate turnover to the elected condominium board, including transfer of applicable records, contracts, warranties, maintenance agreements, financial information and operational documentation. Warranty Administration * Manage project warranty administration following completion and turnover. * Coordinate outstanding deficiencies, contractor call-backs and warranty claims with the General Contractor, consultants, Operations, property management, condominium representatives and ownership. * Monitor fulfillment of contractor and consultant warranty obligations and escalate unresolved matters. * Maintain warranty records and support final completion of project obligations. EXECUTIVE AND STAKEHOLDER COMMUNICATION * Maintain regular communication with the Vice President of Development regarding project progress, budgets, forecasts, schedules, risks and required decisions. * Provide clear, direct and timely reporting to the Executive Leadership Team when required. * Facilitate effective communication among internal teams, the General Contractor, consultants and external stakeholders. * Present recommendations supported by project records, cost information, risk analysis and contractual requirements. REQUIREMENTS * Significant construction and project management experience, preferably representing an Owner across complex multi-project portfolios. * Demonstrated experience managing projects from late-stage design through construction, occupancy, close-out and warranty. * Strong knowledge of construction contracts, change management, progress draws, forecasting, contingency management and project controls. * Experience reviewing construction documents, estimates, RFIs, submittals, shop drawings and deficiency programs. * Experience with condominium or for-sale project registration, turnover and operational readiness is an asset. * Strong leadership, problem-solving, negotiation, written communication and stakeholder-management skills. * Ability to manage multiple major projects and competing priorities with limited supervision. * Working knowledge of Microsoft Outlook, Excel and Word, and construction management platforms such as Procore. * Valid Class 5 driver’s license and ability to travel to project locations as required. * Legally entitled to work in Canada.
