What You Will Do: * Financial Reporting: Prepare accurate monthly financial statements in accordance with accounting standards, policies, budgets, and internal/client requirements. * Financial Analysis: Analyze budget-to-actual variances and investigate discrepancies or outstanding issues. * Tax Compliance: Reconcile and remit GST/HST and other applicable taxes, assessments, and related obligations. * Cash Management: Monitor cash positions, major monthly expenditures, mortgage payments, payroll, management fees, taxes, capital/leasing costs, and owner distributions. * Banking & Receivables: Complete monthly bank reconciliations, review receivables, produce rent/receivable reports, and follow up on outstanding amounts and sales. * Property Accounting Administration: Support tenant invoicing and reconciliations, property setups, sales/turnover closings, and other property-specific accounting requirements. * Year-End & Operating Costs: Complete year-end operating cost reconciliations and tenant billings within required deadlines and monitor portfolio progress. * Budget Management: Prepare the accounting components of annual operating budgets, analyze changes in accounting treatment, and ensure budgets and tenant notices are completed on schedule. * Training & Mentoring: Train, guide, and mentor property accounting staff on accounting cycles, procedures, property files, and accounting/property-related issues. Who You Are: Key Qualifications: * Enrolled in CPA program * Minimum 4-5 years accounting experience; minimum 2-3 years commercial/retail property accounting experience required including full cycle property accounting, CAM/Tax recoveries, and financial statement preparation; supervision of staff an asset * Intermediate to advance skills in Excel, Word, and other Microsoft Office programs Other Skills and Behaviours: * Communicate effectively, both oral and written; ability to develop and sustain cooperative working relationships * Time management, work under pressure, and meet tight deadlines; ability to handle multiple demands and competing priorities; ability to prioritize workload; ability to work at a detailed level; willingness to learn in a dynamic environment that includes new ideas and change * Police Clearance – A criminal verification check is required for employment Who We Are BGO is a global leader in real estate investment management, partnering with more than 750 institutional clients to invest in and manage high-quality real estate across office, industrial, residential, retail, and hospitality sectors.
