Job Description Overview: The Development Manager is directly responsible for the land development process including production planning, management of the detailed design process, achieving regulatory approvals, oversight of civil construction and supporting the financial underwriting of each project. Managing cost accounting, controls, and reporting for their respective projects falls under the Development Manager’s duties. Key Responsibilities: Direct consultants in production planning, design management engineering. Construction oversight for Civil infrastructure. Regulatory approval monitoring, ensuring timely permit issuances. Negotiate and administer contract obligations. Reporting of operations activities to senior managers. Internal business plan contribution, forecasting sales, starts and closings. Involvement in financial underwriting including baseline budgetary projections and pro forma updates through the life of a project. Collaboration with other departments in submitting internal approval packages. Management of job cost and cash forecasting, including the associated reporting Monitoring consultant and contractor performance to expected results. Maintaining positive relationships with partners and customers. Build and maintain relationships with approving authorities and regulators Maintain positive relationships with consultants and contractors, initiating corrective actions and change process when required. Maintain and foster open and knowledgeable communication with consultants, contractors and community Residents. Ad hoc support to Senior Management for technical studies, product development and solutions to support sales and land acquisition initiatives Regular monitoring and inspection of the following: All construction sites conditions of erosion control & sediment devices on showhomes and raw land. What You'll Bring: A diploma or degree in Engineering, Construction Management, Planning, Architecture, or Business. A minimum of 5+ years experience in land development. An aptitude and passion for the land development industry, construction, project management and cost control. Proven commitment to continuous learning is required. Strong relationship building, negotiation, problem solving, and organizational skills Proficient computer skills Advanced critical thinking and problem-solving skills Effective communication skills; ability to communicate with customers, team members and external partners Ability to prioritize work and manage multiple competing priorities Detail oriented with strong organizational skills Ability to work independently and as part of a team Valid Driver’s License required What We Offer: Competitive compensation and total rewards package.
