Overview Job Description The Estimator liaises between estimating team members, trade partners, suppliers, Construction, Design, Accounting, and Sales team members to ensure the accuracy of information for production. The position issues purchase orders to the trade partners, prices custom items for Sales team members and Interior Designers, processes change orders, and reviews agreements Key Responsibilities Issue purchase orders in an accurate, timely manner to meet production. Prepare cost to completes at the close of the job to ensure accurate accruals. Calculate and maintain material take -offs (lumber, finishing materials, steel, concrete, etc.) from working drawings and check take -offs provided by suppliers. Stay current with changes in the industry. Assist with review of purchase orders. Collaborate with construction to resolve issues related to quantities, product, quality, and timing. Review new products and vendors to identify opportunities for improved quality and cost effectiveness for cost analysis and consideration on future projects of specifications. Ensure agreement review, change orders and pricing requests are processed with priority and in a timely manner. Ensure all change orders are communicated to the field staff, office staff and trades. Price custom requests from sales that fall within acceptable guidelines. Collaborate with construction to provide issues/resolutions for product quality, delivery, or specification issues. Maintain current, competitive cost and product information under changing market conditions. Prepare preliminary cost comparisons for specification changes to guide management decisions. Maintain accurate and comprehensive pricing for standard options. Assist in the tendering of new phases and new plans. Prepare tender documents for approval by the Estimating Manager for trade contractors to be invited for bids. Compare bids with respect to prices, past performance, or in the case of a trade contractor new to Brookfield, their relationship with other builders. Upon review and approval of the Estimating Manager and Construction Manager award contracts to successful bidders. Review and research weekly variances to improve operational efficiency. Develop and maintain relationships with specific vendors assigned to each project and review new projects and vendors to identify opportunities for improved quality and cost effectiveness. Promote a professional business relationship with trades and suppliers. Maintain and foster open and knowledgeable communication with vendors. Assist in preparing monthly anchor budget reviews, standard option pricing and cost analysis for all plans, including forecast figures of cost fluctuations for approval by the Estimating Manager. What You'll Bring Post -secondary education in Architectural Technologies/Building Development Technologies or experienced Certified Engineering Technologist. 3-5 years of residential construction experience, with strong construction process knowledge. A sound understanding and technical foundation of various building types, traditional subcontractor work scopes, construction systems and methods, construction specifications, building codes and requirements, construction tendering practices, and contract types. NewStar Experience would be an asset. Proficiency in Accounting and Estimating Software. Ability to work well under pressure. Strong computer proficiency, including Microsoft Office, with experience in project cost control, budget management, and strong analytical, verbal, and written communication skills. Requirements

Candidates should have strong knowledge of construction methods, specifications, codes, tendering, and contracts, plus proficiency with accounting and estimating software, Microsoft Office, cost control, and budget management.
