Job summary

Join Our Team as a Building Manager! We are currently looking for a Building Manager for a residential property (35 floors, 263 units) based in Coquitlam. This is a full-time position. The Building Manager is responsible for overseeing the daily operations, maintenance, and safety of a property or facility. This role ensures the building functions efficiently while maintaining a comfortable, secure, and compliant environment for tenants, staff, and visitors. KEY DUTIES & RESPONSIBILITIES Manage and supervise the site. Program key fobs, intercom systems, and email communication. Check and maintain pool chemical balance; adjust chemicals as required and record results. Clean mechanical, electrical, and storage rooms as required. Basic security duties: checking doors, reporting suspicious activity. Call and coordinate trades for emergencies (elevator failure, flood, plumbing issues, police, fire, ambulance). Meet with trades, oversee work, and report back to strata. Coordinate and log move-in / move-out bookings. Collect damage deposits for move-ins / outs. Prepare monthly reports for strata council and strata manager. Meet with residents, address concerns, and resolve basic issues. Handle in-suite issues (water leaks, doors, windows) and report back. Basic telecommunication and computer troubleshooting. Administrative duties (posting notices, collecting fees for fobs/keys, submitting activity reports to property management). Monitor and address parking violations and improper use of parking areas. Report tenant/resident concerns to property management. QUALIFICATION & REQUIREMENTS Proven experience in facility management, preferably in residential settings. Reliable and punctual. Keen eye for detail. Customer service experience is an asset. Strong computer skills, including advanced knowledge of Microsoft Office programs. Effective verbal and written communication in Englis. Ability to deal with residents in a professional, positive, and friendly manner. Must be able to work independently with minimal supervision. Ability to carry up to 35 lbs.
