Job summary
About the Role As a Senior Associate, Investments, you'll play a key role in supporting the acquisition and underwriting of real estate investments across Equiton's growing portfolio. Working closely with the Vice President, Investments, you'll conduct financial analysis, evaluate new investment opportunities, coordinate due diligence, and contribute to investment recommendations for the firm's funds. This role offers exposure to the full investment lifecycle across multifamily, commercial, and development projects while collaborating with internal stakeholders and external partners to help drive the firm's investment strategy. What You’ll Do: Support the sourcing, underwriting, due diligence, and acquisition of multifamily, commercial, and development real estate investments across Equiton's funds. Build and analyze complex financial models, including Argus and Excel underwriting, cash flow projections, and sensitivity analyses. Identify and evaluate new investment opportunities through broker relationships, market research, and industry networking. Coordinate due diligence by reviewing leases, financial statements, legal documents, engineering reports, and other investment materials. Prepare investment recommendations and presentation materials for the Investment Committee and Board of Directors. Serve as a key point of contact with brokers, vendors, and other external partners throughout the transaction process. Monitor market trends, economic conditions, and property performance metrics to support investment decisions. Build and maintain strong relationships within the commercial real estate brokerage community while representing Equiton at industry events and conferences. Maintain the firm's acquisition pipeline database and support ad hoc fundraising and investment initiatives as needed. What You Bring: 2–4 years of experience in private equity, investment banking, real estate investment management, commercial real estate brokerage, or a related investment environment. Post-secondary education in Finance, Commerce, Accounting, Real Estate, or a related field; CFA, CPA, or MBA designation is considered an asset. Advanced financial modeling and underwriting experience in Excel and Argus; experience modeling joint venture structures and distribution waterfalls is an asset. Strong analytical skills with experience evaluating real estate investments, conducting due diligence, and assessing risk, returns, and investment viability. Proven ability to manage multiple transactions simultaneously while maintaining exceptional attention to detail and organization. Excellent communication and relationship-building skills, with the confidence to collaborate effectively with internal stakeholders and external partners. A proactive, self-motivated mindset with the ability to work both independently and as part of a high-performing team. Passion for commercial real estate and a desire to build expertise across multifamily, commercial, industrial, retail, and development assets. The expected annualized base salary range for this position is $95,000 - $125,000 plus discretionary bonuses and/or commission. The actual base salary offered will take into consideration factors including, but not limited to, the individual’s skill, experience, and relevant education or training.
