Property Coordinator Full-Time | West Edmonton (with travel to Sherwood Park and North Edmonton | In-Office Build Strong Communities. Make a Meaningful Difference. Are you an experienced property management or housing professional who enjoys working with people, supporting Boards, and taking ownership of property operations? Our client, a well-established non-profit organization supporting housing co-operatives in the Edmonton area, is seeking an experienced Property Coordinator to support two established housing co-operative communities — one in North Edmonton and one in Sherwood Park. This is not an entry-level administrative position. The successful candidate will bring a strong foundation in property management, housing, condominium management, or a related environment, along with sound judgment, initiative, professionalism, and a genuine interest in continuing to learn and develop. While direct co-operative housing experience is an asset, it is not required. The organization will provide training and support to help the successful candidate develop their knowledge of the co-operative housing model. What You’ll Be Doing Reporting to the Property Manager, you will take an active role in the day-to-day operations, administration, member relations, Board support, and ongoing property needs of two housing co-operatives. Property & Community Operations Coordinate the day-to-day operations of two housing co-operative communities. Build and maintain positive, professional relationships with Members, volunteer Boards, vendors, contractors, and other stakeholders. Respond to member concerns and assist with resolving issues in a professional, respectful, and solutions-focused manner. Coordinate maintenance, repairs, contractors, vendors, and service providers. Monitor property conditions and follow up on outstanding operational and maintenance issues. Support occupancy initiatives and follow up on vacant units. Help ensure properties are well maintained, safe, and compliant with applicable requirements. Balance the needs of Members and the organization while working within established policies, procedures, budgets, and governance requirements. Board & Governance Support Serve as a trusted resource and primary contact for volunteer Boards on property-related matters. Prepare Board agendas, packages, reports, presentations, and supporting documentation. Attend Board meetings, record minutes, and coordinate follow-up items. Provide Boards with clear information regarding property operations, maintenance, financial information, and other matters requiring informed decision-making. Assist with the administration and interpretation of policies, bylaws, rules, and governance documents. Support Boards in understanding their roles and responsibilities within the co-operative housing model. Help navigate complex or sensitive issues with diplomacy, professionalism, and sound judgment. Maintain accurate governance and property records and ensure important deadlines are tracked. Financial & Administrative Support Review and interpret financial information and communicate relevant information to volunteer Boards. Assist with annual budgeting processes and monitor property-related expenditures. Complete or learn to complete housing subsidy and rental assistance calculations and related reporting. Maintain accurate member, property, financial, and administrative records. Prepare newsletters, AGM materials, budget packages, presentations, and member communications. Monitor regulatory, compliance, and administrative requirements. Use Microsoft Office and other technology to prepare professional documents, reports, spreadsheets, and presentations. Capital Projects & Property Improvements Support capital projects and major property improvement initiatives. Coordinate with contractors, engineers, project managers, vendors, and other professionals. Assist Boards with gathering information, evaluating options, and understanding recommendations related to property projects. Monitor project progress and follow up on deficiencies and outstanding work. Assist with identifying property needs and supporting long-term planning for aging buildings. What We’re Looking For We are looking for an experienced property management or housing professional who has developed a strong professional foundation through hands-on experience, formal education, professional development, or a combination of the two. The successful candidate will bring: 3+ years of directly relevant property management, housing, condominium, residential property, or related experience. A strong understanding of property operations and the ability to take ownership of responsibilities. Experience working with residents, tenants, Members, Boards, vendors, contractors, or other diverse stakeholders. Strong administrative, organizational, and time-management skills. Exceptional attention to detail and the ability to manage multiple priorities. Confidence working with volunteer Boards and presenting information clearly and professionally. The ability to read and understand financial statements, budgets, and property-related financial information. Strong problem-solving skills and sound professional judgment. Excellent written and verbal communication skills. The ability to manage difficult or sensitive situations with diplomacy, resilience, and professionalism. A proactive approach and demonstrated initiative in developing knowledge and taking on increasing levels of responsibility. A genuine commitment to ongoing professional development and learning. Strong Microsoft Office skills, particularly Word, Outlook, Excel, and Teams. Reliable personal transportation and the ability to travel between the two properties. Co-operative Housing Experience Is an Asset — Not a Requirement You don’t need to have worked in a housing co-operative before. We would welcome candidates with experience in: Residential property management Condominium management Affordable or community housing Non-profit housing Housing organizations Member-based organizations Community services Other related property management environments What matters most is that you bring strong property management fundamentals, initiative, sound judgment, and a genuine interest in learning the co-operative housing model.
