BUILDING OPERATOR Job Type: Temp to Perm Duration: 2-Months to Extension / Perm Pay Rate: Up to $35/hr Location: Calgary, AB (portfolio-based role, regular travel between properties) Your New Company Our client is a well-established organization within the real estate services sector, managing a portfolio of commercial properties. Your New Role As a Building Operator, you will be responsible for the day-to-day execution of building operations and maintenance programs across a portfolio of properties; you will help ensure uninterrupted tenant operations, maintain building systems, coordinate vendors, respond to emergencies, and support ongoing compliance and asset management initiatives. What You Need to Do Receive and manage work orders through to resolution. Respond promptly to tenant requests, escalations, and operational issues. Support incident response, restoration activities, and insurance claims as required. Complete preventative maintenance and compliance inspection programs. Coordinate vendor access and obtain competitive repair quotations. Perform monthly meter readings and update operational records. Identify building equipment issues and drive corrective actions. Ensure procurement activities comply with company policies. Maintain asset inventory information and support operational technology initiatives. Assist with building certification applications and ongoing certification requirements. Travel between a portfolio of five properties to support operational needs. What You'll Need to Succeed: 3+ years of experience in building operations. Building Operations certification such as BOMI BES Class II or 5th Class Power Engineering certification. Working knowledge of HVAC, electrical, plumbing, elevators, fire alarm systems, security, access control, and building automation systems. Strong understanding of EHS regulations and WHMIS requirements. Experience using Computerized Maintenance Management Systems (CMMS). Valid driver's licence, clean driving abstract, and access to a personal vehicle. Ability to work on-call on a rotational basis and respond to emergencies after hours. Ability to work outdoors in varying weather conditions, climb ladders, lift up to 50 lbs., and safely operate hand tools. Experience with Yardi is considered an asset.
