Job details
Property Manager — Independent Contractor House of Rosie | Calgary, Alberta Commission only | Brokerage commission split | RECA licence required Your business. Our support. Love sales, leasing, and building relationships? Want to grow your own book of business without handling every back-office task yourself? House of Rosie is looking for an entrepreneurial Property Manager to join our brokerage as an independent contractor. You bring the drive to find clients, close business, and lease properties. We provide the back-office support—including trust accounting, maintenance coordination, and reception. You’ll also have access to mentorship and coaching from our Broker and management team on sales, marketing, and running your business. We’ll provide brokerage-generated leads as they come in, but this isn’t a sit-back-and-wait role. You’re responsible for finding and closing your own business. Think of incoming leads as a bonus to your own prospecting—not your entire business plan. What you’ll do - Build your own book of property management business within House of Rosie. - Find and win new clients through prospecting, networking, referrals, and marketing. - Follow up on brokerage-provided leads and turn opportunities into signed management agreements. - Meet with property owners and investors, understand their goals, and show them how House of Rosie can help. - Lead leasing activities, including rental recommendations, marketing coordination, inquiries, showings, and applicant review. - Coordinate tenant selection and lease execution using brokerage procedures. - Be the main relationship contact for your property-owner clients. - Keep owners updated on leasing activity, vacancies, market feedback, and significant property issues. - Work with our maintenance and back-office teams to keep communication clear and follow-through strong. - Keep your records organized and follow brokerage policies and applicable licensing requirements. - Take ownership of your business plan, pipeline, expenses, and growth. What we bring You don’t have to do everything yourself. Our team supports you with: - Trust accounting and related financial administration. - Maintenance intake, coordination, and follow-up. - Reception and incoming inquiry routing. - Brokerage-generated leads as they become available. - Sales coaching on prospecting, follow-up, presentations, and closing. - Marketing guidance to help you attract clients and build relationships. - Business mentorship from the Broker and management team. Bring initiative, ask questions, and put the coaching into action. We’re here to support your growth—not run your business for you. Who this is for You’re a good fit if you: - Hold a RECA licence that permits you to carry out the property management activities required for this role. - Want to build your own book of business. - Enjoy sales, leasing, and working with property owners. - Follow up, follow through, and stay organized. - Are comfortable with commission-only earnings and independent contractor responsibilities. - Can work independently while staying connected with a support team. - Welcome coaching and act on feedback. Property management, leasing, real estate sales, or business development experience is an asset. How you get paid This is a commission-only independent contractor role. There is no salary or hourly wage. You’ll earn an agreed share of eligible commissions and fees generated through your book of business. The commission split, payment timing, eligible revenue, expenses, and any brokerage charges will be outlined in your contractor agreement. Income and brokerage-generated leads are not guaranteed. You’re responsible for your own business expenses and obligations unless your agreement states otherwise. Ready to build? Send your résumé and a brief introduction to careers@houseofrosie.ca Tell us about your RECA licensing status, relevant experience, and why you’re ready to build your own book of business with House of Rosie.
