What this job involves: JLL is hiring a Facilities Manager (FM) for one of it's key clients in Edmonton. The FM is the single point of contact responsible for facilities management, assisting the Account Manager and the facilities team with the delivery of quality facility management services. We will rely on the FM to ensure exceptional client satisfaction through coordinating and managing tenant requirements and service delivery. The ideal candidate is a passionate proactive manager that thrives in a fast-paced environment. What your day-to-day will look like: Essential Functions Work in conjunction with the Account Manager to develop and execute overall vision of facilities team. Ensure all Client and JLL safety procedures are followed. Discuss with the Client any concerns, challenges or changes that are needed. Keep the client well informed. Advise, when away, the correct staff to speak with on matters Oversee the operational aspects of the properties in a manner which protects, maintains, and improves the value of the client's sites. Manage third-party contractors / vendors engaged in operating and maintaining properties Inspect sites routinely to guarantee that building services are at the highest level of quality standards Monitor and review preventive maintenance programs and drive continuous improvement in all site performance. Maintain Sites using Service Level Agreements and key performance indicators. Assist in site incident investigation, utilize structured problem solving to identify root cause of failures. Be aware of Operating & Capital budgets and maintain yearly & 10-year forecasts. Point of contact for afterhours calls is required. Relationship Management Develop and maintain positive relationship with Client Managers, Operations teams and Sub-Contractors. Primary interface with client representatives. Collaborate to determine client expectations. Ensures delivery of committed services and overall satisfaction with JLL performance. Demonstrate leadership, responsiveness, and creativity in finding solutions for service delivery. Ensure best practices are implemented to meet client expectations· Represent the maintenance of good relationships with client groups, landlords, tenants, subtenants, and client sub-contractors at each leased / owned Property Identify opportunities to improve quality, customer service and cost performance, and execute approved plans. Maintenance Oversee ongoing preventive and repair response work orders on facility mechanical, electrical, plumbing, and other installed systems, equipment, and other components. Perform facility inspections and due diligence efforts, reporting on as found conditions impacting satisfactory client occupancy and operations.· Support the Account Manager in the implementation of short and long-term projects for the client. Required Qualifications: Minimum 3 years’ experience of supervisory experience facilities management or related field. Well-versed in technical/engineering operations and facilities management best practices. Knowledge of all federal, provincial, and local codes and ordinances pertinent to facilities planning, design, construction, and maintenance. Financial acumen Leverage Technology to maintain and enhance maintenance while driving cost savings. Excellent communication skills. Strong analytical, organization and presentation skills.
