Senior Construction Project ManagerBarrie, Ontario (Projects Located in Barrie)

One Urban Developments is seeking an experienced Senior Project Manager to lead the construction execution of our growing portfolio of purpose-built rental developments across Ontario. Our active projects are located in Barrie, Ontario. Candidates residing in Barrie or the Greater Toronto Area who are comfortable commuting to site are encouraged to apply.

This is a hands-on leadership role for an individual with extensive experience delivering complex residential construction projects. The successful candidate will work closely with ownership, consultants, contractors, and lenders to ensure projects are delivered safely, on schedule, within budget, and to the highest standard of quality.

Responsibilities

• Lead the construction phase of multiple mid-rise and high-rise residential developments from pre-construction through occupancy and final closeout.
• Manage construction contractors, subcontractors, consultants, and suppliers throughout the construction process.
• Oversee project schedules, budgets, procurement, cash flow, forecasting, and risk management.
• Review construction drawings, specifications, shop drawings, RFIs, submittals, change orders, and progress claims.
• Conduct regular site meetings and inspections to monitor construction quality, safety, productivity, and schedule performance.
• Coordinate with architects, engineers, municipal authorities, utility companies, and third-party consultants to resolve technical and construction-related issues.
• Monitor project costs and identify opportunities for value engineering without compromising quality or long-term building performance.
• Ensure compliance with the Ontario Building Code, Construction Act, health and safety legislation, municipal requirements, and project specifications.
• Work collaboratively with lenders, quantity surveyors, legal counsel, and internal stakeholders to support project reporting, funding draws, and overall project execution.
• Identify construction risks early and develop practical solutions to maintain project momentum.
• Prepare executive reporting on project status, budgets, schedules, key milestones, and critical issues.
• Mentor junior project management staff and contribute to the continuous improvement of construction management processes.

Qualifications

• Minimum 10 years of construction project management experience.
• Proven experience delivering mid-rise or high-rise residential projects valued at $75 million or more.
• Strong understanding of concrete construction, building envelope systems, mechanical and electrical coordination, interiors, and project closeout.
• Extensive knowledge of Ontario construction practices, contracts, scheduling, budgeting, and regulatory requirements.
• Excellent leadership, negotiation, communication, and organizational skills.
• Ability to manage multiple priorities while maintaining exceptional attention to detail.
• Experience working on purpose-built rental developments is considered a strong asset.
• PMP designation, Gold Seal Certification, P.Eng., CET, or equivalent professional designation is considered an asset. Why Join One Urban?
