ABOUT THE OPPORTUNITY KingSett Capital is seeking a Vice President, Retail Asset Management to join the Toronto team. Reporting to the Senior Vice President, Retail and Asset Resilience, you will oversee the value creation strategies on a property-by-property basis for KingSett’s retail portfolio. LOCATION Toronto, Ontario ROLE RESPONSIBILITIES Provide strategic portfolio and property planning, including direct engagement in leasing, operations, AR, marketing, community, and amenity programs including making recommendation on leasing contracts and property operations. Assist in the preparation of the Annual Portfolio Plans and reviewing and approving Annual Property Budgets; and managing operating capital for long-term asset preservation. Conduct monthly property reviews to ensure timely delivery of property results and alignment and advancement of key property objectives. Ensuring the delivery of property management services and other services to increase property values and returns. Support the acquisition and disposition of Properties on an as required basis. Oversee the negotiation and execution of all retail property leases. Work closely with the brokerage network to build productive, professional relationships. Act as KingSett’s designated representative in most dealings with Property Managers, Leasing Agents, Consultants, Governmental Authorities, and other key individuals; Recommend the appointment of the Property Manager for each of the properties and coordinate and supervise the performance of all such services. Work closely with the team’s Development Managers through the review and approval process for all contracts for construction of tenant improvements and other projects. Review in detail any reports, budgets, or other information prepared by Property Managers. Manage environmental matters, risk and liabilities and assist with insurance and other risk management ensuring, without limitation, that the properties are insured. Oversee property managers as they develop monthly performance reports and manage annual property budgets; monitor budgets on a regular basis to ensure that they are maintained; and, develop long-term plans for major capital projects. Oversee preparation of comprehensive internal reporting on all facets of the assets (operations, leasing, marketing, capital) and including market outlook. CANDIDATE PROFILE Undergraduate degree in business, real estate or related field. 12+ years of experience in retail within the real estate industry, with an established track record, including exposure to leasing, operations and strong understanding of financial concepts such as recoveries. Experience working on enclosed malls, open air and high street retail assets. Proven experience in identifying value creation opportunities and building relationships with external stakeholders. Advanced proficiency in Excel, with strong skills in Word and PowerPoint. Adaptable, organized, and decisive, with the ability to manage multiple priorities, pivot quickly, and perform under pressure. Strategic, analytical thinker with collaborative mindset and ownership mentality. Excellent verbal and written communication and presentation skills across all levels. COMPENSATION Base salary range of $170,000-$190,000. Total compensation includes salary, variable discretionary bonus, benefits, & other perks. APLICATION PROCESS This is a current vacancy.
