The Role Marcon is seeking a Director, Portfolio Operations & Performance to strengthen the performance of our existing income-producing property portfolio while building the operating platform required to support future growth. Reporting to the Vice President, IPP & Hospitality, this role provides senior leadership across Property Management and Hotel Operations, including leadership of the Regional Property Manager and Hotel Manager. You will strengthen operating performance while ensuring operating leaders maintain clear accountability for day-to-day execution and leadership of their teams. The Director will establish scalable operating standards, systems, technology practices and organizational capability across the portfolio. The role will also lead operational readiness for new properties and strengthen the connection between development decisions and long-term operating performance. The Opportunity This role brings together portfolio performance, operating leadership and platform development. You will help create a consistent and scalable approach to how Marcon operates its income-producing properties while supporting continued portfolio growth. You will strengthen financial and operating discipline across Property Management and Hotel Operations; build scalable standards, playbooks and management practices; improve the use of systems, data, automation and AI; and establish repeatable approaches to new-property mobilization and stabilization. Working across Asset Management, Development, Construction, Accounting, IT and Marketing, you will ensure operating requirements are considered early in development and design, including maintainability, technology, staffing, resident and guest experience, lifecycle considerations and long-term operating performance. A key part of the opportunity is leadership through other leaders. You will strengthen leadership capability, accountability and succession across Property Management and Hotel Operations while supporting operating leaders in building capable, high-performing teams. What You Bring 8–10+ years of progressive real estate operations experience, including portfolio-level and people leadership experience Experience leading operating performance across multiple properties and more than one income-producing real estate asset class Meaningful experience beyond traditional property management, with exposure to hospitality operations, asset management, real estate development or corporate development Experience leading through managers or other operating leaders and strengthening capability across broader teams Strong financial and business-management capability, including budgeting, forecasting, variance analysis and expense management Experience building scalable operating platforms, standards, systems and organizational practices Experience developing operating playbooks and leading property mobilizations, openings or development-to-operations transitions Strong understanding of property operations, building systems, resident and guest experience, and operating risk Experience with property-management technology such as Yardi, RentCafe or comparable platforms, along with practical knowledge of automation, data, systems integration and AI-enabled tools Ability to lead effectively across Property Management, Hotel Operations, Asset Management, Development, Finance, Technology and Marketing What We Offer Marcon is committed to building an inclusive, inspired, high-performance team culture, where our Core Values of Safety, Integrity, Teamwork, Passion, and Excellence guide how we show up every day. Our competitive compensation package has been designed to reward our employees’ skills, competencies and performance that align with our culture. The compensation range for this role is $165,000 to $180,000 annually, depending on candidate experience and qualifications.
