Job summary
Opportunity We are seeking an experienced Assistant Property Manager to join our Winnipeg team. This role is responsible for assisting with management of a large downtown property. The ideal candidate will have a team-focused approach, demonstrate initiative, take ownership of responsibilities with enthusiasm and professionalism, and possess leadership qualities to motivate a team. General Assist with the day-to-day operations and administration of the portfolio. Assist with the work of a property administrator, building operators, and other personnel serving the assigned property. Ensure the effective administration of lease files, correspondence, and all other documentation related to the property. Provide comprehensive, regular reports to the client on the financial status and operation of their property, tailoring reports to meet their specific needs and schedule. Resolve tenant, vendor, or property issues promptly and professionally. Act as the client’s representative in lease renewal negotiations, tenant communications, regulatory matters, and dealings with third parties. Monitor and administer tenant lease provisions, ensuring step-ups, renewals, and other terms are effectively managed. Financial Helping to develop appropriate annual operating budgets for client approval. Assisting Property Manager with review and interpretation of monthly financial statements. Responsible for accounts receivable, year-end reconciliations and preparation / distribution of rental advice notice. Make recommendations to the property manager for the more efficient operation of the client’s assets. Technical Helping Property Manager to prepare annual maintenance and operating plans for the property in accordance with client needs and company policies. Conduct property inspections to ensure proper maintenance and lease compliance. Arrange for and manage third-party contract services, maintenance work, or property repairs. Assess the property’s needs and collaborate with property manager to develop and execute capital improvement plans. Prepares RFP’s, RFQ’s for project and/or services for the building. Requirements 1-3 years of property and project coordination experience. Strong knowledge of financial reporting, business practices, and effective communication. Ability to multi-task and prioritize a complex workload with competing priorities. Working knowledge of insurance requirements, risk management, building and safety codes, and building systems and equipment. Post-secondary education in business administration is an asset. Experience drafting and reviewing RFP’s would be an asset Must provide a clean criminal record check Conditions of Employment Property management may occasionally require after-hours work to address property emergencies, as well as off-site work including inspections, client or tenant meetings, and supervision. Compensation Compensation will be commensurate with experience and includes a benefits package, vacation allowance, opportunities for commissions and bonuses, a training and education allowance, and an RRSP matching plan.
