Modern Niagara Building Services is seeking a driven and entrepreneurial Services Sales Manager to lead the growth of our service business across British Columbia, with a primary focus on the Lower Mainland and Vancouver Island. This is a unique opportunity to join our team as a hands-on, selling Sales Manager responsible for growing revenue while establishing the foundation for a future sales team. The successful candidate will develop new business, build long-term client relationships, and position Modern Niagara as a trusted building services partner throughout the region. By expanding recurring service revenue and building lasting client partnerships, this role helps create predictable business growth while strengthening our long-term presence with clients. Their leadership will help connect projects, service, and operations to deliver greater value to customers throughout the full lifecycle of their buildings. Key Impact / Purpose * Grow recurring service and maintenance revenue through strategic client engagement and lifecycle service solutions. * Build and lead a high-performing service sales team aligned with regional and organizational growth goals. * Strengthen long-term client relationships by positioning service as a proactive, performance-driven partnership. * Support the development of scalable sales processes, contract models, and service offerings that enable sustainable growth. Duties and Responsibilities Business Development & Sales * Working directly with the Regional Sales Director develop and execute an annual sales plan that aligns with regional growth objectives. * Generate new business opportunities through prospecting, networking, referrals, and strategic account development * Sell preventative maintenance agreements, service contracts, retrofit projects, building automation, and energy solutions. * Manage the complete sales cycle from lead generation through proposal development, negotiation, and contract award. * Develop and grow key accounts while identifying opportunities to expand existing customer relationships. Client & Market Development * Build strong relationships with building owners, property managers, facility managers, consultants, and strategic partners. * Establish Modern Niagara Building Services as a recognized and trusted brand within the British Columbia market. * Represent Modern Niagara at industry associations, networking events, trade shows, and client functions. Sales Operations * Maintain an active and accurate sales pipeline using the company's CRM platform. * Ensure all opportunities, customer interactions, forecasts, and account plans are current and well documented. * Prepare regular sales forecasts and reports while providing visibility into pipeline health and future revenue. * Follow Modern Niagara's sales process and maintain disciplined opportunity management. * Work closely with estimating, operations, and technical teams to ensure successful project delivery and an exceptional customer experience. * Support the development of sales strategies, processes, and best practices for the British Columbia market. * Contribute to the recruitment, onboarding, and mentoring of future sales team members as the business grows. Qualifications * 5+ years of sales experience within mechanical service, HVAC, building automation, electrical, or building services. * Proven success selling maintenance contracts, service agreements, or retrofit projects. * Strong understanding of commercial building systems and facility operations. * Excellent communication, negotiation, and relationship-building skills. * Self-motivated, customer-focused, and results-oriented. * Valid driver's license with the ability to travel throughout British Columbia, including Vancouver Island. This is a new position.
