Key Responsibilities Financial Build customized financial models to analyze various development scenarios Spell out key metrics and assumptions for analyzing risks and returns, including project hard costs and soft costs (e.g. - land, site preparation, construction, consulting, tenant improvement, legal, financing & carry costs, etc.) Establish, review & maintain “best practices” for Development department’s financial models Source, coordinate and manage financial-related project due diligence Manage & maintain point of contact with project managers on specific development projects; providing interface to Yardi Job Cost management - project related Board & related committee approval materials, project budget updates, invoice approvals, contract commitments, etc.; liaising with Accounts Payable Prepare, update & report on project development proformas, provide inputs to project budgets (from acquisitions through to development and construction) Project Management Assist with information gathering and consolidation of customized responses addressing a multitude of incoming RFEI’s - Requests for Expressions of Interest, RFQs- Requests for Qualifications, and RFPs - Requests for Proposals for potential acquisitions Support the Development department with updating & reporting on development pipeline proformas Will be responsible for proforma creation and updating for annual budgets, monthly/quarterly updates, and leasing sensitivity analysis as required. Will work with multiple internal and external stakeholders in the creation and updating of project proformas – which at times will feed into Board presentations. Strategic Planning Manage market research, review and analysis Collaborate with the team to identify sites within growth areas - once macro level growth by municipality has been identified - model out development opportunity (with possible phasing options). Support the Investment Team to facilitate the acquisition process; and Once a property(s) has been identified, track, report on, and undertake due diligence reporting for site(s), which identifies site specific opportunities and constraints for development. Ad hoc responsibilities as assigned Knowledge, Skills and Experience A minimum of 3+ years relevant working experience Well-developed valuation, financial analysis and modelling skills, including the ability to develop a financial model from scratch in Excel. A relevant undergraduate qualification (Economics, Finance, Engineering or Business) Exposure to relevant real estate development transactions Prior exposure to the “healthcare” and “life science” asset class considered a bonus Well-developed understanding of business fundamentals: development project life cycle, income producing asset operating models, cash flows. Well-developed advanced Excel modeling, Argus modeling, and PowerPoint presentation skills Ability to structure a deliverable / storyboard / presentation for Investment Committee & Board approvals Knowledge of appropriate tools, techniques and intellectual capital to address transaction issues Understanding of balance sheets and revenue streams for a development, versus stabilized assets Strong commitment to professional and client service excellence. This is a “front facing” position (networking, brokers, consultants, etc.), so strong presence, poise and appropriate level of confidence Proven analytical skills and systematic problem solving Strong project management and communication skills. Ability to handle pressure and tight timelines Travel could be involved Project Pipeline Asset classes currently under development: Ambulatory Surgical Centre in GTA, planning for Medical Office Building in Toronto, upzoning efforts across the Canadian portfolio Location of active development projects: Alberta (3 projects), Ontario (GTHA and downtown core) (3 projects), and Quebec. Requirements

Candidates must have at least 3 years of relevant experience and a strong background in financial modeling and real estate development. A relevant undergraduate degree in Finance, Economics, Engineering, or Business is required.
