Job summary

Our client, a well-established property management company, is seeking an experienced Controller to oversee the company’s accounting operations, financial reporting, and internal controls. Reporting directly to the President, the Controller will play a key role in managing the financial health of the organization, improving accounting processes, and supporting strategic decision-making. This position is ideal for an accounting professional with strong experience in property management accounting, who can take ownership of the full accounting function, ensure accurate reporting, and provide leadership as the company continues to grow. Key Responsibilities: Oversee all aspects of accounting operations, including general ledger, accounts payable, accounts receivable, reconciliations, and month-end/year-end close processes. Manage financial reporting for the property management portfolio, including preparation of monthly financial statements, management reports, and variance analysis. Ensure accurate accounting of property-related transactions, including rental revenue, operating expenses, recoveries, tenant charges, and owner reporting. Review and oversee property accounting processes, ensuring accuracy and compliance with accounting standards and company policies. Lead the preparation of annual budgets, forecasts, and financial projections. Monitor cash flow, banking activities, and treasury functions. Manage relationships with external accountants, auditors, tax advisors, and financial partners. Ensure compliance with applicable tax requirements, including HST/GST filings, corporate tax requirements, and other regulatory obligations. Develop and strengthen internal controls, accounting procedures, and reporting processes. Identify opportunities to improve accounting workflows, systems, and efficiencies through technology and automation. Support leadership with financial insights and recommendations to assist with business decisions. Provide guidance and mentorship to accounting staff and collaborate with internal teams, including property management and operations. Qualifications: Bachelor’s degree in Accounting, Finance, or related field. CPA designation required. 7+ years of progressive accounting experience, with strong experience in the property management or real estate industry. Strong understanding of property accounting principles, including tenant accounting, operating expense recoveries, and property financial reporting. Experience managing full-cycle accounting functions and month-end/year-end close processes. Proven ability to analyze financial information and provide actionable recommendations. Strong knowledge of accounting software and Microsoft Excel. Experience improving accounting processes, implementing controls, and optimizing systems. Excellent communication and interpersonal skills with the ability to work collaboratively with senior leadership and operational teams. Experience working within a property management company managing multiple properties or portfolios. Experience with Yardi accounting software. Experience transitioning accounting functions in-house or improving outsourced accounting processes. Previous experience managing or mentoring accounting team members.
