Essential job functions: Operations: * Ensuring the smooth running of our community in a fast-paced environment. Overseeing all operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, audits, etc. * Oversee day-to-day operations of entire on-site team, ensuring that all Rhapsody policies and procedures are being followed * Manage and maintain all aspects of overall community budget and finances. * Work with leasing staff to ensure that leasing/marketing goals are being met. * Coordinate special projects as required. Service Excellence: * Providing Best-In-Class service and communication to our residents and prospects, enhancing resident satisfaction leading to an increase in renewals and company reputation. * Maintain a positive living environment for community resident through prompt conflict resolution and consistent follow-up. * Develop and foster positive relations with all community vendors. * Driving revenues with your thorough understanding and analysis of competition and development of creative marketing programs and resident events. Leadership: * Developing, mentoring and leading a high-performing, cohesive team, in order to maximize their engagement and minimize turnover. * Leading by example, instilling and modeling the Rhapsody mission to be the best national management company. * Ensure team is up to do date on mandatory and legislative training initiatives. Education and Experience: * High school diploma or equivalent required, Bachelor’s degree preferred * 5 + years of on-site property management experience * Proven experience in a leadership role managing a team in the Property Management industry. * 2-3 years financial experience writing and maintaining budgets. * Experience in supervisory role, leading and developing teams. * Proficient in Yardi property management software or other similar property management software To be succesful you will have: * A commitment to "Best in Class" Customer Service. * A professional demeanor with strong communication skills. * Ability to accurately listen, understand and respond to issues appropriately. * Ability to work and act independently using good judgment when assessing difficult situations * Strong problem-solving skills. * Superior organizational and time management skills with ability to multi-task/prioritize and work under tight timelines. * A demonstrated high degree of integrity, diplomacy
