Job Title: Project Manager – Multi-Family Residential Location: Metro Vancouver, British Columbia Industry: Residential Construction / Wood-Frame / Concrete Employment Type: Full-Time, Permanent Salary Range: $130,000 - $150,000 + Bonus + Benefits About the Opportunity Skyline Recruitment is working with a growing Developer-Builder and Construction Manager in Metro Vancouver that is looking to add an experienced Project Manager to its construction team. This is an excellent time to join the business. The company has a strong pipeline of secured work, including its own developments as well as Construction Management projects being delivered on behalf of other developers. The successful candidate will initially spend approximately six months heavily involved in pre-construction, working through planning, budgeting, procurement and project setup before taking responsibility for two upcoming projects. The company is continuing to build out its construction team, with a Director of Construction expected to join before the end of 2026 and an additional Project Manager planned for 2027. This is a smaller, growing team, so we are looking for someone who is comfortable being hands-on, taking ownership and working without the multiple layers of management you may find within a larger contractor. The company is particularly open to speaking with Project Managers who have recently completed a project and are looking for their next opportunity, or those approaching the end of their current project without another secured project behind it. What You’ll Be Responsible For You will take responsibility for projects from pre-construction through construction, occupancy and final handover, working closely with site teams, consultants, subcontractors and senior management. Responsibilities will include: Managing projects from pre-construction and planning through construction, occupancy and final completion Taking ownership of project budgets, schedules, procurement and overall delivery Managing multiple projects as the company's construction pipeline progresses Coordinating consultants, subcontractors, suppliers and internal project teams Managing tendering, contracts, scopes of work and subcontractor negotiations Monitoring project costs, forecasting and overall financial performance Managing RFIs, change orders, submittals and project documentation Driving the construction schedule and identifying potential issues before they impact project delivery Working closely with Superintendents and site teams to maintain alignment between field operations and project management Managing relationships with developers, consultants and other key stakeholders Supporting pre-construction, constructability reviews and procurement strategy Ensuring quality, safety and project standards are maintained throughout construction Supporting the continued development of project management systems and processes as the company grows What We’re Looking For The most important requirement for this position is proven experience delivering wood-frame multi-family or concrete residential construction projects from start to finish. You should have: Significant Project Management experience within the BC construction industry Strong wood-frame multi-family OR concrete low/mid-rise construction experience Experience successfully delivering both wood-frame and concrete projects is preferred Proven experience taking projects from pre-construction/construction through occupancy and final completion Experience working directly for a General Contractor or Developer-Builder Strong understanding of construction sequencing, procurement, budgeting and scheduling Experience managing project budgets and construction schedules Strong subcontractor procurement and management experience Excellent cost control, forecasting and change management skills Ability to work closely with Superintendents and site teams Strong communication, consultant and stakeholder management skills Ability to operate effectively within a smaller construction team and take genuine ownership of projects Knowledge of the Metro Vancouver construction and subcontractor market is preferred Construction Management, Engineering or related education is an asset Candidates coming exclusively from an Owner's Representative or consultancy background will not be considered for this position. We are looking for someone who has been directly involved in the construction and delivery of projects rather than managing them solely from the ownership or advisory side.
