This large Developer is poised for substantial growth over the next several years and in preparation for this exciting and challenging phase, they're actively seeking a highly engaged, driven and experienced Preconstruction Manager to join our team. As the Manager, Preconstruction, you will play a pivotal role in their project development process. Reporting to upper management, you will manage all phases of preconstruction, including overseeing critical activities such as conceptual estimating, design coordination, permitting, and budgeting. In addition, you will also mentor, guide and develop a team of Estimators. Your expertise will be instrumental in ensuring that projects are set up for success from the very beginning. KEY ACCOUNTABILITIES Strategic Planning Assist upper level management to set the strategy for the entire pre-construction process and be accountable for it determining and allocating the resource requirements to implement the preconstruction strategy of the business unit. Cost Analysis Conduct detailed cost analysis for all aspects of a project, including labor, materials, equipment, and overhead costs. Utilize advanced estimating software and tools to develop precise cost estimates and budgets. Design Development Attend Development and Consultant meetings during design development, providing critical feedback on constructability and costing. Review drawing milestone issuances for coordination and overall completeness. Provide confirmation to Development and Construction teams that drawings are at a state as noted. Budgeting and Cost Control Develop and manage detailed preconstruction budgets, tracking market conditions and providing regular reports to stakeholders, where applicable. Implement cost control measures to optimize project profitability without compromising quality. Risk Assessment and Mitigation Conduct comprehensive risk assessments during the preconstruction phase, identifying potential challenges and developing mitigation strategies. Work closely with contract administrators to ensure that contracts and agreements are in line with project requirements. Subcontractor Management Identify, qualify, and solicit bids from subcontractors and suppliers, ensuring compliance with project specifications and budgetary constraints. Negotiate contracts and agreements with subcontractors, focusing on competitive pricing and value-added services. Team Leadership Manage and mentor a team of estimators, providing guidance, training, and development opportunities. Foster a collaborative and high-performance work environment within the estimating department. QUALIFICATIONS, KNOWLEDGE & EXPERIENCE Bachelor’s degree in Construction Management, Engineering, or related field. Minimum of 10 years of experience in estimating roles with a preference for general contracting. Experience working on multi-family residential and mixed use high-rise projects in a Senior Estimator/Project Manager role Experience leading and mentoring junior/intermediate estimators Strong knowledge of British Columbia's construction market, building codes, and regulations. Strong ability to read design drawings and full understanding of construction assemblies Excellent analytical, problem-solving, and communication skills. Knowledge of BIM or Revit software. Proficient in estimating software (e.g., AutoDesk Build, ProEst, On-Screen Take Off and Microsoft Office Suite. Proven leadership experience with the ability to inspire and motivate a team. Standing relationships with sub-trades that have relevant experience with multi-family and mixed use construction Experience working onsite or as a sub-trade, is an asset. EXPECTED COMPENSATION $145-200k salary 20% target bonus 3-4 weeks vacation RRSP Matching Healthcare and benefits package
