Position Summary Troika Construction is seeking an experienced Project Manager to lead the successful delivery of multifamily and commercial construction projects from pre-construction through turnover and closeout. The Project Manager will oversee project planning, budgeting, scheduling, procurement, trade coordination, cost control, risk management, quality and stakeholder communication. Working closely with Superintendents, Pre-Construction, Development, Finance, consultants, trades and clients, this role ensures projects are delivered safely, on schedule, within budget and to Troika’s quality standards. The ideal candidate is a strong construction leader with sound commercial judgment, excellent organization and the ability to anticipate and resolve issues before they impact project performance. Key Responsibilities Lead projects from pre-construction through construction, turnover and closeout, ensuring key milestones, deliverables and project objectives are achieved. Develop and manage project budgets, schedules and work plans, including forecasting, cost-to-complete and financial reporting. Coordinate consultants, subcontractors, suppliers and internal teams to maintain alignment, accountability and project progress. Support pre-construction activities, including constructability reviews, design coordination, estimating, tendering, procurement and trade selection. Manage project costs and commercial matters, including purchase orders, commitments, change orders, forecasting and value-engineering opportunities. Identify and proactively manage project risks, resolving design, procurement, construction, budget and schedule issues before they impact the project. Work closely with Superintendents to ensure field execution aligns with project plans, schedules, budgets, contracts and quality expectations. Maintain project schedules and controls, identifying critical path risks and developing recovery or mitigation plans when required. Lead project meetings and communication, ensuring decisions, actions, responsibilities and deadlines are clearly documented and followed through. Maintain accurate project documentation, including contracts, drawings, RFIs, submittals, change orders, meeting minutes and correspondence. Support quality, safety and compliance, ensuring project requirements, permits, inspections and company standards are met. Lead project closeout and turnover, including deficiencies, inspections, warranties, documentation, occupancy requirements and handover. Build and develop high-performing project teams by setting clear expectations, promoting accountability and supporting team development. Contribute to continuous improvement by identifying opportunities to strengthen construction processes, systems, standards and best practices.
